Feedback sought on 47-unit townhouse project off of Langston Blvd

Arlington County is collecting feedback on a plan to build 47 townhomes at a site currently approved for a six-story assisted living facility.

The rows of three- and four-bedroom townhomes on a 2.8-acre property at 2134 N. Taylor Street would replace a proposal for a 175-unit senior living center that the County Board approved in April 2020.

Financial issues related to the pandemic, increasing construction costs and rising interest rates prevented that project by Artis Senior Living from moving forward.

“The prior owner worked to market the site to all potential users, including elder care, multifamily providers and townhome builders,” a representative from the current developer, Arlington-based BCN, said in a presentation. “Townhomes proved to be the only economically viable use on the site given current and likely future economic conditions.”

Artis sold the property in March for $16.2 million, property records show.

The current application depicts six rows of townhouses at the corner of N. Taylor Street and Cherry Hill Road, off of Langston Blvd in the Waverly Hills neighborhood.

The four-story homes would average 2,354 square feet in size. They would each come with two parking spaces, and the development would also include about 10,000 square feet of public open space in the southeastern corner.

The homes would be connected by alleys with two entrance points, one on Cherry Hill Road and one on N. Taylor Street.

Moving forward with the new proposal would require a major site plan amendment. The deadline to submit feedback is Dec. 10.
