Demolition beginning soon at townhouse development planned near Columbia Pike

Preparations to replace a 1970s-era office building with a townhouse development are getting underway off of Columbia Pike.

Crews have begun preparing a 63,000-square-foot office building at 2300 9th Street S. for demolition, which is expected to begin in early 2026.

Construction of the 16-home Bradbury Square community will follow soon after that at the property near Penrose’s Giant grocery store, a spokesperson for the developer, BCN Homes, told ARLnow.

The County Board approved plans for the project last December.

At three stories in height, with a terrace on the fourth level, the homes will come with a total of 32 parking spaces within garages and driveways. Drivers will access these spots via two existing curb cuts on 9th Street S.

The homes will be developed in three “sticks” of units, facing 9th Street S. to the north, S. Wayne Street to the east and S. Adams Street to the west. Each townhouse will consist of one individually owned dwelling unit, with widths ranging from 18 feet to 20 feet.

Former property owner BoundTrain Real Estate auctioned off the current office building at 2300 9th Street S. in June 2023, the Washington Business Journal reported. The Falls Church-based firm had originally hoped to renovate the property and retain tenants who were “fleeing to quality,” but those plans never came to fruition.
