Arlington has some of the most expensive three-bedroom apartments in the D.C. area, with a median asking price of $3,700 last month.
That equates to $44,400 on an annual basis — 17% higher than the median cost for a two-bedroom Arlington apartment and 55% higher than renting a one-bedroom unit, according to data provided by Zumper to ARLnow.
Across the D.C. area, only Alexandria has a higher median rental rate, standing at $3,750. D.C. was third at $3,600.
Firms that analyze monthly data typically report figures for one- and two-bedroom units and for the overall market, but not for three-bedroom units.
For those willing to live on the periphery of the D.C. area, three-bedroom apartments rented for a median of $2,270 in Fredericksburg and $2,000 in Winchester in the most recent data.
Spending more than $40,000 a year on rental housing may sound oppressive. But those renting three-bedroom units in D.C., Arlington and Alexandria typically pay less than the median $4,250 one-bedroom rate in Manhattan, according to Zumper data.
The median one-bedroom rate in San Francisco for the month was $3,630, nearly on par with local three-bedroom rentals. San Francisco is the national leader in the cost for two-bedroom units at $5,120, about $20 higher than New York City.
Various online resources show more than 100 three-bedroom market-rate apartments currently available in Arlington. Rents typically run from just under $3,000 to more than $6,000, depending on location and amenities.
Some rates are much higher. For instance, a two-level, 2,737-square-foot apartment in JBG Smith Living’s Central Place in Rosslyn is being offered for $11,396 per month.
The unit includes three bedrooms with a den, two baths and a terrace running the length of the apartment. It’s one of more than 375 units in the 31-story building, which opened in 2017 with direct access to the Rosslyn Metro station.
