This past month was one of the priciest on record for Arlington’s housing market.
The average sales price of all homes that went to closing countywide last month was $1,012,720, second only to the record $1,061,497 in April. Increases were recorded in all three market segments:
- The average sales price of single-family homes was $1,605,272, up 19.1% year-over-year and third highest ever, behind September 2025 ($1,813,759) and March 2026 ($1,609,796)
- The average sales price of attached homes — townhouses, rowhouses and condominiums — was $601,471, up 9.4%
- The average sales price in the condo-only segment was $518,446, up 3.7%
A total of 227 properties changed hands last month, down 5% from 239 a year before, according to figures reported Aug. 11 by Bright MLS, the region’s multiple-listing service, based on figures from MarketStats by ShowingTime.
“The resilient Washington, D.C. area housing market has been fueled by active high-end buyers who are less rate and price sensitive. More moderate-income and first-time buyers are feeling the pinch from rising mortgage rates and economic uncertainty,” said Lisa Sturtevant, chief economist for Bright MLS.

That gap between the haves and have-nots may grow further in coming months, Sturtevant said.
“Rates could rise further as we head into the fall, with slower-than-expected sales activity in the third quarter,” she said.
All told, sales volume for the month stood at $230.23 million, up 10.4% from July 2025.

Arlington led the metro area in sales price per square foot in July at $521, up from $497 a year before. The county edged D.C., where the per-square-foot cost was $520, down from $539 a year before.
Rounding out the top five were Alexandria ($499, up from $486); Falls Church ($460, down from $570); and Fairfax County ($375, up from $369).
Home listings at the end of the month totaled 480 across Arlington, up 11.4% from a year before, while the 205 pending sales were down 2.4% from a year before.
In Falls Church, sales for the month totaled nine, down from 21 a year before, with the 22 sales in the pipeline marking a slight increase from 21 a year ago.
The average single-family home that sold in Falls Church last month sold for $1,783,000, up 35% from a year ago. The average sales price of all homes sold was $878,683, down 14% owing to a smaller percentage of single-family homes in the overall sales mix (50% in July 2026 vs. 75% in July 2025).
Across the D.C. metro area, sales in July totaled 4,690, down slightly from a year before. Sales prices were also relatively flat.
Figures represent most, but not all, homes on the market. All July 2026 figures are preliminary and subject to revision.
