The market is getting warmer every week.

This week 47 new listings came on the market while 52 homes sold and further depleted the available inventory. Buyers were actively out shopping with big turnouts at open houses for newly listed properties. Currently, there are only 434 active listings for all types of homes for sale in Arlington.

At the absorption rate of 208 sales per month, Arlington has only 2.1 months of inventory. A market is considered in equilibrium when there are 5.5 months of inventory. It’s neither a buyers market nor a sellers market. Going into the spring market here, it appears it will clearly be a strong seller’s market, at least until many more sellers decide it’s time to sell.

In these conditions, new listings are getting snatched up, and you sometimes hear proud sellers exalting that their home sold in zero days on market, or maybe in one day. But is this good for them? The answer to most real estate questions is: “It depends.” However, generally, it’s not necessarily a good thing for an owner to sell so quickly. They haven’t given the market an opportunity to work its magic yet.

Buyers need a little time to find the property, arrange a long lunch break from work to go tour the home, a few minutes to make a big decision, and, at least, a few hours to ensure their finances are ready. We recommend leaving a new listing on the market at least 4-7 days before accepting an offer. Maybe instead of just one offer, there will be several. And this is good for buyers as well. It gives them a chance to try and buy the home and not miss out because they couldn’t see it in time.
