An assisted living facility with up to 130 units could be coming to Langston Blvd.
Kensington Senior Living — which operates senior living facilities in Falls Church, Reston and several other sites around the country — filed an application earlier this year to redevelop 4500 Langston Blvd as a seven-story residential building with 114 parking spaces in a parking garage.
Kensington first identified the site back in 2018, but waited until after last November’s passage of Plan Langston Blvd to file plans, Development Partner Michael Rafeedie told ARLnow.
“We remained patient during the planning process, meeting with members of the community and county, as we believe the site is perfect for our program,” he said.
Rafeedie noted that plans are still “in the very early conceptual stage,” and Kensington plans to complete more studies before advancing its filing. Documents filed with the county don’t include full renderings of the proposed building, instead depicting massing models and rough outlines of possible floor plans.
Nevertheless, Rafeedie believes there is significant demand for this kind of development in Arlington.
“There has not been a new assisted living community built in Arlington in decades, leading to increased demand which has not been met, leaving an aging population with very little option to obtain those services in Arlington,” he said.
“Some of the members of the community know of and recognize the quality and success of our nearby projects in Falls Church and Reston, which has led to a very positive response from the community here in Arlington,” Rafeedie added.
The Kensington Falls Church employs licensed on-site nurses 24 hours a day. It also includes a physician office, memory care services, dining, “life enrichment programming,” health and psychiatric services, and a physical therapy, rehabilitation and fitness center.
“Our promise is: ‘We promise to love and care for your family as we do our own,'” Rafeedie told ARLnow. “It has been a long road thus far and we look forward to continuing to work with the community and county to fulfill our promise in Arlington.”
This is one of three development projects now in the pipeline in the jurisdiction of Plan Langston Blvd.
The site at 4500 Langston Blvd, across the street from the Lee Heights Shops, is currently occupied by a one-story commercial building that is home to the Langston Boulevard Alliance.
