Demolition begins next week in Clarendon redevelopment project

Demolition is expected to get underway next week at a Clarendon office tower, making way for a 315-unit multifamily building.

Developer Carr Properties has formed a joint venture with Northwestern Mutual to fund a redevelopment project at 3033 Wilson Blvd, demolishing a more than 40-year-old office building to make way for an eight-story residential building.

“We are pleased to support 3033 Wilson, a project that reflects strong fundamentals and long-term potential,” Eric Ekeroth, mid-Atlantic regional director at Northwestern Mutual, said in a press release. “Arlington continues to demonstrate durable demand for quality multi-family housing, and we believe this development is well-positioned to serve the community long-term.”

The project will include 6,000 square feet of ground-floor retail, along with amenities such as a fitness center, a coworking lounge, a courtyard with a community garden, a rooftop pool deck, a clubroom and a “wellness spa.”

As of last spring, the project was expected to include eight units of affordable housing and reuse 323 spaces in an underground parking garage. The County Board approved the proposal in May 2025.

The project is expected to conclude in early 2028, a spokesperson told ARLnow.

This is Carr Properties’ second residential redevelopment in Northern Virginia, joining another project at 425 Montgomery Street in Old Town Alexandria.
