At $1.1M, average Falls Church home price tops Mid-Atlantic region

Falls Church may be the Little City, but it posted big real estate numbers during the first half of the year.

At $1,125,435, the locality’s average home-sales price from January to June was the highest across the metro area and across the Mid-Atlantic, according to figures reported July 10 by MarketStats by ShowingTime.

Though down 3% year over year, Falls Church’s average sales price was the only one across the 70 counties and cities in the Mid-Atlantic to break the million-dollar mark. Arlington was second at $986,102.

Average prices in other areas of Northern Virginia for the first six months of 2026:

  • Fairfax County: $928,075
  • Loudoun County: $908,683
  • Alexandria: $853,247
  • Fairfax City: $770,976
  • Prince William County: $642,529

Sales across Falls Church for the first half of the year totaled 99, up from 83 a year before.

Average prices in Falls Church are buoyed by a large percentage of single-family homes in the overall sales mix. But that alone does not lead to being at the top of the pack.

For the first half of the year, the city’s per-square-foot sales price of $530 also was tops in the region. That metric helps to factor out the relative percentages of single-family homes, townhouses and condominiums in each community, to focus on the overall priciness.

Falls Church also led in median sales price during the six-month period, at $1,015,000, up 2%. Arlington was next at $806,000.
