A ZIP code on the western end of Arlington has one of the highest concentrations of wealth in the entire D.C. area, by one metric.
The 22205 ZIP code, home to neighborhoods including Westover Village, Tara-Leeway Heights, Madison Manor and Dominion Hills, was named the wealthiest in Arlington in a new ranking by the Washington Business Journal.
It beat out Rosslyn’s 22209 ZIP code, which was top in the county last year, as well as 22207, which covers the northernmost portion of Arlington and ranked top in 2024.
The reasons for the rise of 22205 are a bit murky, since WBJ’s rankings are based on a formula that combines a variety of factors to quantify how wealth is concentrated.
Compared to 22207, which ranked No. 2 in Arlington this year, 22205 has a lower per capita income ($102,189 vs. $112,771) and a lower median home value ($1.09 million vs. $1.26 million). However, it has a much higher population density.
“The rankings are intended to show which areas have the greatest concentration of dollars per square foot,” WBJ Senior Researcher Carolyn Proctor told ARLnow. “So, since 22205 is about twice as dense as 22207, even with a lower median income, it ranks higher probably for that reason.”
The 22205 ZIP code has had some demographic shifts in recent years, according to a review of the 2019 and 2024 American Community Survey 5-Year Estimates. During this period, the most significant change was a decline in family households and an increase in non-family households, county demographer Elizabeth Hardy told ARLnow.
“This shift is reflected in the age distribution, with decreases in residents under age 18 and those ages 25 to 39, alongside an increase in residents ages 65 and older,” Hardy said. “This pattern is consistent with a broader trend observed across the region, where some families are relocating while many older adults are remaining in their homes and aging in place.”
The 22205 ZIP ranked No. 5 in the D.C. area as a whole.
The top three on the list were all in D.C., with 20009, a population-dense area in Northwest home to the Columbia Heights and Adams Morgan neighborhoods, ranking No. 1.
Just above 22205 on the list was the Alexandria ZIP code of 22301.
