Softer Arlington real estate market expected through rest of the year

Sales and average prices were relatively flat in August across the Arlington real estate market, with similar conditions expected through the rest of 2026.

A total of 193 properties went to closing during the month, comparable to 192 reported in August 2025, according to figures reported Sept. 10 by MarketStats by ShowingTime.

The average sales price of $933,380 was down 0.5%, with declines reported in all three segments of the market:

  • The average sales price of single-family homes declined 6.9% to $1,430,685
  • The average sales price of attached homes — townhouses, rowhouses and condominiums — dropped 9.4% to $566,001
  • The average sales price of condominiums dipped 9.7% to $509,530

While average prices were down, the median sales price of $860,729 was up 14.8% for the month.

Add up the sales and prices, and the total sales volume for August stood at $181.12 million. That’s a decline of 1.2% from $183.25 million a year before.

Arlington homes that went to closing in August spent an average of 32 days between listing and a ratified sales contract, an improvement from the 41 days required a year before. Homes garnered 97.7% of original listing price, up slightly from 97.1%.

At the end of the month, there were 188 properties listed as pending sales, a modest dip from 195 a year before.

House hunters had more to choose from, with the number of properties listed for sale countywide in August totaling 470, an increase from 419 a year ago.

Home sales up in Falls Church

In Falls Church, there were 22 home sales in August compared to 16 a year before.

The average sales price of single-family homes was $1,792,221, while the average price of attached properties, including condominiums, was $998,528.

Homes that went to closing in August across Falls Church had spent an average of 21 days on the market, less than half the 46 days for homes that sold a year before. Properties garnered 98.7% of the listing price, down slightly from 98.9% a year before.

At the end of the month, there were seven pending sales, down from 14 a year before, and 36 homes on the market, down from 40, according to MarketStats by ShowingTime data.

D.C.-area sales down, prices up

Across the D.C. metropolitan area, sales in August stood at 3,872, down 9.2% from a year before. The median sales price was $640,000 regionwide, up 2.4%, according to figures reported by Bright MLS.

Lisa Sturtevant, the organization’s chief economist, said economic headwinds remain a major factor in the local market.

“With mortgage rates remaining elevated and affordability a growing challenge, many prospective homebuyers in the D.C. region are holding back, waiting for more favorable market conditions later in the year,” Sturtevant said.

The next few months are unlikely to bring a major uptick in local market activity, she said.

“Expect a relatively slow fall market, with fewer buyers and sellers, slower price growth, and homes taking longer to sell,” Sturtevant said.

Across the region in August, buyers had 11.3% more homes to choose from than a year before, but showing activity was down 7.3%.

For the first eight months of the year, total sales across the metro area stood at 33,786, up 0.6% from the same period in 2025. Showings for the first eight months were up 0.8% to 751,581.

Arlington, Falls Church tops in per-square-foot costs

Falls Church and Arlington recorded the top two sales prices on a per-square-foot basis across the metro area for the first eight months of the year, according to data from MarketStats by ShowingTime.

Falls Church led the pack at $523 per square foot, down from $536 a year before.

At $514 (up from $505 a year ago), Arlington edged out D.C. ($512, down from $527) for second place.

Among other localities in the immediate area:

  • Alexandria: The average per-square-foot sales price was $502 for the first eight months of 2026, up from $468 a year before
  • Fairfax County: The average of $377 per square foot was up from $373
  • City of Fairfax: The average of $364 per square foot was up from $347
  • Loudoun County: The average of $304 per square foot was up from $300
  • Prince William County: The average of $256 per square foot was unchanged

For August, average per-square-foot sales prices were $532 in D.C., $516 in Falls Church, $511 in Alexandria, $510 in Arlington, $366 in Fairfax County, $365 in the City of Fairfax, $302 in Loudoun County and $259 in Prince William County.

Across the Mid-Atlantic, the median per-square-foot sales price for the first eight months of the year was $261, up from $257 a year before.

Figures represent most, but not all, homes on the market. All August 2026 figures are preliminary and are subject to revision.
