A happy b-day to America.

On Saturday, July 4, the good ole USA celebrates Independence Day.

Among this week’s quirky holidays (tomorrow is National Catfish Day, FYI), today is Swim a Lap Day.

And just like that, spring 2020 is officially in the books.

This Saturday, June 20, marks the first day of summer. Hopefully amid the COVID-19 lockdown, you’ve been able to enjoy some of the springtime temps while they’ve lasted?

With national economic headlines starting to edge positive, the real estate market in Arlington County remains hot.

According to newly released April data from Bright MLS, the median sale price of homes in Arlington County increased by 5% from April 2019 to April 2020. Inventory throughout the county remains tight, with a 12% decrease year-over-year.

The list versus sale price average hovered at 100.5% and the average days-on-market is 12. The bottom line: Inventory remains tight, homes are moving quickly and pricing is strong/competitive.

The broader Washington, D.C. region has historically been anchored by high salaries, low unemployment rates and a strong infrastructure, all of which continue to positively contribute to our real estate market here.

Hello, June!

At times, particularly in the heart of our strictest of statewide and communal quarantines, the days sure did slug along.

But, alas, here we are in June already.

What’s going to happen to the real estate world after the 2020 COVID-19 crisis? We all wish we had that magical crystal ball.

But, according to a recent Forbes report that assesses the global landscape, we’re poised to see short-term declines followed by a “strong housing market recovery.”

The piece sites an extensive research study from the Federal Reserve Bank of Chicago and the University of Granada, with the late 90s and 2007 stock market declines as examples. Immediately following these corrections, interest rates remained low and various forms of stimulus and government support were rolled out.

We’re coming up on one of the most important days of the year: Memorial Day.

How will the COVID-19 pandemic permanently affect the real estate realm? The dust is certainly still settling, and a variety of folks are certainly weighing in.

According to Javier Vivas, Director of Economic Research with Realtor.com, he says that on a national level that “the near-term impact to real estate activity (next 3 to 6 months) comes as open houses on new and existing homes are being halted, shifted to virtual channels, or drastically reduced and set on an appointment-basis only.”

He adds, in terms of the mid-term impact (next 6 to 18 months), “there will be lower buyer and seller sentiment, sustained disruptions to new and existing supply and sales funnel, and further declines in affordability from job and income loss affecting consumers.”
