In advance of tomorrow… Happy Thanksgiving!

We have so much to be thankful for here in Arlington County. On the housing front, our area persevered through the recession and our market continues to benefit from comparatively high incomes and low unemployment rates.

We also have one of the best public school systems in the nation and there is culture galore to enjoy at every corner – delicious restaurants, world-class shopping and beautiful parks.

On behalf of my family and team, we wish you and yours a happy Turkey Day. After you’ve enjoyed your feast and long weekend, we’re ready to roll with you on your housing search. We’re thankful for our neighbors and are always here to help you GET MORE out of your transaction.

And now for this week’s numbers:

As of November 20 there are 198 detached homes, 43 townhouses and 250 condos for sale throughout Arlington County. In total, 22 homes experienced a price reduction in the past week.

Another week, another Redskins loss. The Vikings are a pretty solid team and — looking forward — so are the Saints. Perhaps we can turn things around this week?

Being a DC sports fan, it’s been a rough stretch here in recent times. We’ve had amazing Caps, Nats, Skins and Wizards teams, but no glory. It’s a roller coaster and we all know it

When it comes to real estate, things don’t have to be like a Washington sports team. You don’t want someone working with you that talks big up front and can’t close the deal (ahem, Caps) or shows so much potential and falls short come crunch time (ahem, Nats). You want a team that will help you GET MORE out of your transaction and leads you to victory all season long.

When you’re ready to own a home of your own, give my team a buzz. We promise to bring home the gold on behalf of your best interests.

As of November 13 there are 198 detached homes, 44 townhouses and 256 condos for sale throughout Arlington County. In total, 53 homes experienced a price reduction in the past week.

Well, those super-pleasant temps were nice while they lasted.

Now that the 50s and 60s (and lower) appear to be here to stay, it’s time to get serious about ensuring your home is ready for the winter. Among your top priorities should be a ready-to-go heating system.

Sure, you can easily Google how to self-prep your HVAC system for colder temps, but more likely than not you’ll want the help of a professional. Having been in the local real estate biz for more than 20 years, I’m always happy to connect my clients with someone that not only ensures top-notch work, but a fair price as well.

Whether it’s a flooring expert, plumber, landscaper, locksmith or electrician, I know just the right folks. In addition to helping my clients GET MORE out of their home purchase, I’m here to help folks get the very most out of living in this wonderful community!

As of November 6 there are 209 detached homes, 46 townhouses and 278 condos for sale throughout Arlington County. In total, 52 homes experienced a price reduction in the past week.

Hello, November! It’s one of my favorite months of the year, with pleasant fall temps (for now), Thanksgiving and Black Friday.

Contrary to popular belief, you don’t have to wait until the insanity of Black Friday for a stellar deal on common household items. In fact — and, this is a fun fact — November is traditionally one of the best months of the year to buy furniture, with prices typically slashed across the board upwards of 30 to 40 percent.

If you need a new bunk bed for the kids or a new sofa for the man cave, now is the time.

But, before you buy that new loveseat or coffee table, you’re going to need a home to keep it in. Whether you’re looking to rent or buy a home of your very own, my award-winning team is here to help you GET MORE out of your transaction.

And now, for this week’s spotlighted properties…

As of October 30 there are 218 detached homes, 44 townhouses and 299 condos for sale throughout Arlington County. In total, 50 homes experienced a price reduction in the past week.

According to weather.com, we’re now in a “patchy” state in terms of fall foliage. Before we know it, all of Arlington County and much of our beautiful state will be painted with vibrant colors.

So, with so much natural beauty on the horizon and incredibly pleasant temperatures, how can you use these natural elements to your advantage? If you’re thinking of selling your home, well, it’s a perfect time.

You’ll want to take a few simple steps to ensure your curb appeal is on it’s A game. As beautiful as the leaves will be, you’ll want to be proactive in terms of raking your yard and keeping the gutters clean. And, as for your lawn, now is not the time to slack off. Just as you spent spring and summer keeping it well watered, you’ll want to keep an eye on any brown spots as the temps drop.

These tips are only the beginning in helping you GET MORE out of your home sale. When you’re ready to get it sold quickly and for the most dough possible, give my team a buzz.

And, as for the homes already on the market, here’s this week’s scoop:

As of October 23 there are 235 detached homes, 52 townhouses and 303 condos for sale throughout Arlington County. In total, 48 homes experienced a price reduction in the past week.

If you’ve resided in Arlington County at any point in your life, you already know our neck of the woods here is something special.

Well, earlier this week, a study agreed with what we all believe: Arlington is indeed one of the 50 best cities to live in across the entire US of A. The 24/7 Wall Street study ranked Arlington as the No. 15 place in the country to call home, primarily thanks to its high incomes and stellar schools. In fact 24/7 Wall Street says Arlington is, “one of the wealthiest and best educated neighborhoods in the United States.”

Our hospitals also got a tip of the hat, with 24/7 Wall Street saying, “The area’s hospitals also report some of the best outcomes in the United States.”

So, with so much to offer residents, all that’s missing is… you, in a home of your very own. When you’re ready to get more out of living in one of the best cities in America, my team is ready to help.

And now to this week’s numbers:

As of October 17 there are 235 detached homes, 52 townhouses and 310 condos for sale throughout Arlington County. In total, 56 homes experienced a price reduction in the past week.

With the abundance of beautiful foliage and comfortable temps, early Autumn is a stellar time to sell a home. But, how can you get more bang for your buck amid the stellar elements?

For starters, you’ll need to ensure the basics are in good running order. When is the last time that you gave your ole HVAC a good look over or check-up? Sure, it may have survived another Virginia summer, but you’ll want to make sure it’s ready to go for wintertime (and for any prospective buyers).

Separately… the leaves. There will be lots and lots of leaves. And as beautiful as they may be at first, you’re not going to want mounds of brown debris in your yard (or condo courtyard) as the buyers come rolling through. So, make sure your raking game (or your building’s maintenance crew) is on it’s A-game.

As a lifelong Arlingtonian, I have a number of tips and tricks to help you get the most out of your sale this time of year. Let’s chat and get your home sold.

And now, for this week’s numbers.

As of October 10, there are 239 detached homes, 58 townhouses and 312 condos for sale throughout Arlington County. In total, 49 homes experienced a price reduction in the past week.

Before we jump in to our local market here, I’d like to take a quick moment to spotlight one of my favorite places: Las Vegas.

Vegas has been home to so many wonderful memories for me and my family throughout the years. Most recently, we took a cross-country trek this past summer, with Vegas being a must-stop along the way.

Much like our area, the city is just so full of life and it’s a place where people simply want to have fun. To see what Las Vegas has been through this past week has been incredibly difficult, as I’m sure it has been for so many of you who have ever been there.

As we sit here thousands of miles away, my thoughts and prayers are with the city and anyone affected.

And now, our local real estate numbers:

As of October 3 there are 246 detached homes, 59 townhouses and 302 condos for sale throughout Arlington County. In total, 25 homes experienced a price reduction in the past week.

We hope you make the most of it!

And on that note, what a perfect time to reflect on all of the wonderful dining, entertainment and shopping options we have here in Arlington. From the mom and pop shops that line 23rd Street S. here in Crystal City to the big-time retailers scattered throughout Clarendon, Arlington County truly does offer it all.

Before we dive in to real estate here, it’s been an emotional week or so for so many Americans. Our thoughts continue to be with Houston, the Southeast United States and our friends in the Caribbean. Additionally, the 16th anniversary of 9/11 was on Monday – a day I certainly will never forget.

Everyone impacted has been at the top of my thoughts.

As we enter the peak of hurricane season, it is important to be prepared — perhaps not specifically for a hurricane (though we’ve been impacted in times past) — but a disaster in general. Many of the same disaster preparedness items you’d buy to prep for a hurricane may be used for any type of situation.

A good starting point to build your own preparedness kit is at Ready.gov.

In addition to helping you find a home, I’m always here to help you make the most of living here in Arlington. And having some emergency items on-hand for you, your family and home certainly can’t hurt.

Labor Day is in the books… which means Fall is just around the corner.

In our neck of the woods, autumn equates to cooler temperatures (finally!), beautiful foliage and an opportune time to check-up on some key home features before Ol’ Man Winter shows his ugly face.

Long before we get another Snowmageddon, now is a great time to:

  • Check window sealings for cracks. You’ll want to ensure you have an airtight abode to keep the cool air out come wintertime!
  • Clean out the garage. Don’t pick a hot day (now) or cold day (later) to do this. Pick a nice Fall day and thank me later.
  • Give your deck some love. Extreme temps (hot or cold) can do a number on your deck. If you’ve been holding off on staining or sealing your deck, get moving before winter attacks!
  • Hopefully you’ll GET MORE out of your home with these tips. And if you’re still looking for a home in our area, give me and my team a shout and we’ll help you GET MORE out of your transaction, too.

Believe it or not… the first day of September is Friday.

Pretty crazy, right?

If you’re like most folks, you’ll have off on Monday for Labor Day. While many opt to relax and spend time with loved ones on Labor Day, some folks embark on a full-fledged bargain hunt. And, who can really blame them… there are some stellar deals out there.

September is traditionally the best month of the year to buy a new bicycle – this is because most major bike brands unveil their newest models in September, leaving older models deeply discounted (just like cars).

One of my favorite hobbies is cycling around our beautiful town and its extensive trail systems, so I’m hoping I’ll catch you out on the paths soon, perhaps aboard a new bike!

And, as for the discounted homes in our area, here is the latest scoop:

As of August 28 there are 228 detached homes, 59 townhouses and 275 condos for sale throughout Arlington County. In total, 41 homes experienced a price reduction in the past week.

“A $50,000 reduction on a $2 million home isn’t that good of a bargain!”

As we’re now in our second year of “Just Reduced,” it’s among the most common feedback our team receives – that the reductions listed just aren’t that significant and you’re not saving that much off the original price of a home.

On that note: A friendly reminder that a home’s listing price (whether reduced or not) is really only the beginning.

A reduced price home can signify that a seller is more willing to negotiate and may be under immediate pressure/a time constraint to sell a home. That’s why this column exists – to highlight the homes that are moving, shaking and are potentially ready to fly off the shelves in our area.

But beyond the initial price – whatever it may be – you’ll need a trusted agent to help you settle for the absolute best price (and parameters) possible in the end. And that’s where our team is always happy to help you GET MORE out of your purchase.

As of August 22, there are 235 detached homes, 55 townhouses and 274 condos for sale throughout Arlington County. In total, 63 homes experienced a price reduction in the past week.

According to a new study, “contemporary” is now the décor style of choice here in Virginia.

The furniture company Joybird, recently analyzed search data on the most popular décor type in each state and while Alaska goes the Bohemian route, Michigan prefers an industrial vibe and Wyoming is all about a Western look, apparently we like to keep things pretty modern in the commonwealth.

Looking at the contemporary construction elements that are becoming more omnipresent with Arlington County abodes and the way many homes are being staged, this totally makes sense. From chic condos to renovated townhouses to modern single-family homes, a lot of families are opting for “modern” over a more traditional feel. And contemporary decor complements these spots perfectly.

As always, when you’re ready to explore the Arlington real estate landscape, give me a shout. We’ll GET MORE out of your search and transaction, regardless of how you ultimately decide to decorate your spot.

As of August 15 there are 239 detached homes, 57 townhouses and 270 condos for sale throughout Arlington County. In total, 34 homes experienced a price reduction in the past week.
