Each year, we see an understandable downtick in the number of listings and “Just Reduced” activity surrounding Christmas and New Year’s.

Well, we’re now through the holiday lull, folks. Within the last week, we’ve seen a 10 percent uptick in active listings.

So, let’s find you the home of your dreams, why don’t we?

It’s an interesting time of year for a home search. There can be weather to combat (as we’ve certainly experienced lately!), we’re in the middle of the school year and there generally aren’t as many options as the spring or summertime. But there is still some stellar inventory available, some of which may be right up your alley… and at a stellar price.

When you’re ready to explore your options and get the most bang for your buck, our team is ready to help you GET MORE out of your transaction.

As of January 14, there are 100 detached homes, 15 townhouses and 101 condos for sale throughout Arlington County. In total, 9 homes experienced a price reduction in the past week:

How’d your friends and relatives do on their holiday shopping for you?

Hopefully you’re happy.

And, if you asked for some items for your home, hopefully your home is feeling jolly too.

If there are still some home-related items left on your early 2019 wish list, now is a wonderful time to pick up select items. Just think, all of the stores that were trying to clear out massive amounts of inventory during the holidays… likely have massive amounts of inventory to now clear out at stellar discounts.

Some of my go-tos this time of year are electronics, holiday décor (save it and use it for next season) and a curveball here… fitness items! If you’re looking to build up a home gym, think of all the fitness inventory that may be sitting on local shelves because folks opted for a gym membership instead of weights for their New Year’s resolution.

Before you load up a home with new goods, you need a home first. And, when you’re ready to GET MORE out of your transaction, our team is always ready to help you get the most bang for your buck.

As of January 9, there are 92 detached homes, 10 townhouses and 96 condos for sale throughout Arlington County. In total, 10 homes experienced a price reduction in the past week:

We’re kicking off 2019 with an unprecedented moment here for the Just Reduced column.

During the past week, only one home in all of Arlington County experienced a price reduction.

Yes, you read that correctly… one home!

Clearly, rather than prioritizing a price reduction, folks were partying too hard on NYE. And, then recovering with a lengthy brunch on New Year’s Day? Or, perhaps, they were returning all of those heinous sweaters from Aunt Gladys? Or, maybe, they just had too many presents to open in general? Who knows.

On top of it being an understandably slow week in the real estate realm, perhaps this week’s figure is that much more proof of the “Amazon Effect”. And, maybe this is a sign of the times ahead?

There is no undermining the momentum our market has going into 2019. And with projections of an increase in median sales prices and dip in inventory, there has never been a more important time to figure out your unique situation.

When you’re ready to chat through your options, we’re ready to help you GET MORE out of your decision.

In the meantime, Happy New Year and enjoy sifting through our massive list of Just Reduced properties this week (*sarcasm*).

As of January 2, there are 94 detached homes, 8 townhouses and 90 condos for sale throughout Arlington County. In total, only one home experienced a price reduction in the past week:

Welcome to the last Just Reduced of the year.

Surely, like many aspects of your life, now is a wonderful time to reflect on your personal real estate happenings throughout 2018.

How are you feeling about everything?

For some, it was an active year — exploring new properties and, perhaps, ultimately signing on the dotted line for a new home. If that’s the case, congrats! For many, it was a year of holding on to what you already have… perhaps with an improvement or two. Kudos to you as well.

And, for some, perhaps it was a year with a real estate regret or two. Maybe, just maybe, you didn’t accomplish your real estate goals or had a missed opportunity. To these folks, keep your chin up and let’s get ready to roll in the new year.

Our market is thriving and surely there is an opportunity out there (or that will arise soon) for you. When you’re ready to chat, our team is, too. Let’s GET MORE out of your transaction in 2019.

Happy New Year!

It’s our last Just Reduced before Christmas. So, on behalf of our team and families, wishing you and your loved ones a Merry Christmas and happy holidays!

Hopefully you’ve been good this year and there are many gifts in store.

And, speaking of gifts, our real estate market continues to be quite the treat. Some recent figures from the Northern Virginia Association of Realtors show a 96 percent increase in home closings, comparing November 2017 to November 2018.

Surely the announcement of Amazon’s forthcoming HQ2 had something to do with this impressive jump. But, having an award-winning public school system, low unemployment rates, seamless access to our nation’s capital and incredible community amenities surely doesn’t hurt either.

When you’re ready to call Arlington home, our team is ready to help you GET MORE out of your transaction. Until then, here’s to enjoying the holidays!

Well, here we are… in the middle of another roller coaster Virginia winter.

It was in the 60’s on Monday and it looks like Old Man Winter is here to stay for a bit, keeping us in the low 40’s for a bit. By now, hopefully your home is totally winter-ready. After all, we’ve been providing you with helpful tips for months now!

If you’ve procrastinated, there are still a few things you can do to weather (pun intended!) these frigid temps.

First, how’s that air filter looking? At a minimum, you should be changing it every 90 days. If you have a pet, make that 60 days. Diving deeper, how is your home’s insulation looking? If there are signs of deterioration in your attic (or wherever it may be), it may be time to hit the hardware store for some fiberglass batts.

And, finally, can you feel the wind coming in under your doors, windows, or any other outdoor gateway? That should not be happening, and your dough is literally flying out the door. Let’s get that fixed, eh?

As always, we’re here to help you GET MORE out of life here in Arlington County. And, when you’re ready to buy or sell, we’re ready to roll, too.

As of December 3, there are 148 detached homes, 25 townhouses and 159 condos for sale throughout Arlington County. In total, 12 homes experienced a price reduction in the past week.

Don’t be fooled by our traffic or colonial buildings. Arlington County is a top-tier green community in the U.S.

According to a recent study by Commercial Café, Arlington County ranks No. 15 among the “Top 40 Sustainably Powered U.S. Cities.” The only other U.S. city on the East Coast to come ahead of us? Our neighbors in Washington, D.C., clocking in at No. 9.

Why is this important, you ask?

Well, beyond preserving our environment, it means quite a bit for locals. Compared to other cities, there are more energy options for everyday activities. There are also a number of electric vehicle charging stations.

And, as part of Commercial Café’s assessment, there is an abundance of biking and walking commuters, meaning we have top-notch transportation networks. As icing on the cake, Arlington ranked as No. 9 in the U.S. in terms of “U.S. Cities with the Largest Share of Green Buildings.”

In a nutshell: If sustainability and the environment are important to you, then you have options in Arlington County. And when you’re ready to explore those options, our team is ready to help you GET MORE out of your transaction.

The buzz has proven true.

And, no, we’re not talking about a coffee high or a late-afternoon happy hour here, folks. We’re talking about the now fact that our very own Crystal City was just selected as a location for Amazon’s HQ2.

In fact, CNBC recently visited our neighborhood and we talked to them about it!

There is a lot to think about on the real estate front. Do you sell soon? Do you buy now? And, if you’re a prospective Amazon employee in and around Crystal City, where in the world do you live?

A happy and yummy Halloween to all of our readers out there. On this spooky holiday, may the chocolate (or whatever candy you like) flow your way.

Speaking of spooky, purchasing a home doesn’t have to be spooky at all. Sure, it can seem a bit daunting at times with a large amount of dough and important decisions involved. But, let’s make it a bit more stress-free.

A few quick tips for you:

Communicate Your Deadlines

If you want to move in by a specific date or have specific needs, let it be known. A time crunch can certainly add stress, but if you’ve communicated everything you need out of a transaction, the other parties involved should help you meet your goals.

Stay Flexible and Positive

With a mindset of “a curveball may come my way,” it’s a lot easier to handle any unexpected twists and turns during a transaction. Even if you or your team execute everything flawlessly, a lot can happen, folks!

Have a Trusted Team On Your Side

A real estate transaction can be a lot to handle for one person or one family. So, have a professional or two (or more!) in your arsenal. When you’re ready to get more out of your experience, we’re here to help.

As of October 29, there are 205 detached homes, 66 townhouses and 244 condos for sale throughout Arlington County. In total, 52 homes experienced a price reduction in the past week.

As an avid biker, I already know that Arlington is awesome place to take a spin. And, Bicycling Magazine just confirmed it, too.

On October 10, Arlington was named the No. 17 city in the U.S. on the magazine’s “Best Bike Cities in America” list. Arlington has risen eight spots on the list since 2016. Right up there within this year’s rankings are our friends in D.C. at No. 11.

What makes Arlington such a great spot for biking, according to the peeps are Bicycling Magazine? Our friendly confines ranked high in biker safety and culture, noting ongoing projects to build buffers for bike lanes and initiatives incentivizing County employees to ride their bikes to work.

So, if you haven’t hopped on a bike lately in Arlington, there’s no time like the present.

And, whenever you’re ready to talk real estate, we’re always up for a pit stop to help you get more out of your transaction.

Yesterday was quite a quirky holiday: Dictionary Day!

How many of you celebrated by opening up the ole dictionary, jotting down a few words and spreading your new vocabulary to the masses? (Okay, I’m hearing crickets.)

But, it’s not too late to boost your real estate lingo. In honor of Dictionary Day (and, well, we should be learning new words all the time) here are a few common real estate terms/words that are commonly misinterpreted:

Short sale — Simply put, it’s a property that sells for a price lower than what is owed to the lender(s) who may hold liens on it.

Escrow — When you place something “in escrow,” it’s essentially in the hands of a third-party until specific stipulations are met.

Earnest money — This is the dough a prospective buyer puts forward to show that he/she is serious about buying a home.

And, there’s a lot more real estate lingo out there. When you’re ready to roll on your transaction, my team is ready to help make sense of the process… and help you get more out of your investment.

Now on to this week’s figures…

As of October 15, there are 216 detached homes, 61 townhouses and 248 condos for sale throughout Arlington County. In total, 59 homes experienced a price reduction in the past week.

We’re in the heart of Fire Prevention Week, which is October 7 through 13 this year.

The 2018 campaign’s motto is “Look. Listen. Learn. Be aware. Fire can happen anywhere.” So, what a perfect time for us to highlight a couple common fire safety rules.

First, it’s important — whether you’re in an apartment or a single-family home — to know your escape plan. How will you and your loved ones get out if and when a fire comes?

On the smoke alarm front, they should be installed in each bedroom, in each sleeping area and on every level of a home. Smoke alarm batteries should be tested once monthly and batteries changed at least once per year. So, if your smoke alarms haven’t had any love lately, there is no time like the present!

When you’re ready to embark on a search for your Arlington home, our team is ready to help you GET MORE out of your most important transaction. In the meantime, stay safe out there.
