What happens at 5:58 p.m. today?

It’s springtime! Adios Old Man Winter and hello to one of my favorite seasons of the year here in Arlington. Okay, so it looks like we’ll be easing into the spring season with temps in the mid-50s, but still. There are warm and sunny days ahead.

Who out there is ready to “spring forward” this weekend?

“Why would I care that a property is reduced by $3,000?”

It’s a solid and common question that I get, now three-plus years deep into the Just Reduced column.

Here are the reasons why you should keep your eye on these reduced properties, whether their prices ticked down by $3,000 or $500,000:

  • These reductions may only be the beginning. A proactive reduction of $3,000 by the seller may eventually segue into a negotiation that saves you thousands more.
  • A reduction may show the seller’s urgency. Each seller’s situation is unique. They may need to sell by a certain date and a price reduction is a small hint to get you enticed (and negotiating even further).
  • It may signify a price correction. Yes, some listings are truly overpriced, and this is a way of the seller and their team coming back to reality.

Well, in addition to our very well-formed opinion, the folks at niche.com named Arlington the No.1 place to live in the Commonwealth in 2018.

And, we’re not going anywhere in 2019.

Brrrr. It’s warmed up a little, but still… brrrr. Speaking of brrrr, we had a nice little snowstorm here recently, didn’t we?

Based on how this winter is shaping up, this may not be our last encounter with Old Man Winter. So, before the next wave of snow hits us, here are a few things to check out on your home to ensure it wasn’t damaged from our last storm and is ready for the next:

Your chimney — Is there any damage externally or internally? Any blockages can potentially lead to a fire or smoke in your home.

How’d your friends and relatives do on their holiday shopping for you?

We’re kicking off 2019 with an unprecedented moment here for the Just Reduced column.

During the past week, only one home in all of Arlington County experienced a price reduction.

Yes, you read that correctly… one home!

Clearly, rather than prioritizing a price reduction, folks were partying too hard on NYE. And, then recovering with a lengthy brunch on New Year’s Day? Or, perhaps, they were returning all of those heinous sweaters from Aunt Gladys? Or, maybe, they just had too many presents to open in general? Who knows.

On top of it being an understandably slow week in the real estate realm, perhaps this week’s figure is that much more proof of the “Amazon Effect”. And, maybe this is a sign of the times ahead?
