Spring cleaning gets all the love.

But, guess what? You can do a little summer cleaning, too. Before we all know it, these swampy temps will be a thing of the past and we’ll be on to cool fall temps and Old Man Winter.

So, before the leaves and temps change, here are a couple of quick tips for July:

  • Now is not the time to let the weeds grow wild. This is a year-round rule, but especially ahead of fall, you’re not going to want to rake through a jungle.
  • How are those gutters looking? Make sure to clear out all of your gutters. Heck, you might even find a leaf (or 100) that fell during fall of last year.
  • Change your air conditioning filter. You should be doing this every 90 days (every 60 days if you have a pet!), so there’s no time like the present.

With these tips, here’s to a happy and healthy July. And, when you’re ready to embark on your real estate journey (whether it’s this month or a few months down the line), our team is ready to help you GET MORE out of your transaction.

As of July 8, there are 145 detached homes, 10 townhouses and 90 condos for sale throughout Arlington County. In total, 12 homes experienced a price reduction in the past week:

Happy birthday, America!

Tomorrow our great land turns 243 years-old and, living at the doorstep of our nation’s capital, we have awesome access to enjoy so many uber-patriotic things. Among those things: prime viewing spots for Fourth of July fireworks.

Among my personal favorite spots to check out the annual fireworks extravaganza are the Marine Corps War Memorial and the Air Force Memorial. Both of these Arlington spots are so unique to our area and pay tribute to those who made this 243rd birthday possible.

Pro-tip: If you plan to head to either spot, just make sure you plan your travel accordingly, as there will surely be road closures and traffic will be hectic.

Post-holiday, when you’re ready to explore everything that makes Arlington County a wonderful place to call home, our team is ready to help you GET MORE out of your real estate search. Until then, wishing you and you’re a safe and happy 4th!

Today is National Canoe Day. By now, you know that I love a random holiday, but this one actually carries some timely local importance.

Last week, the Rosslyn boathouse project crossed another important hurdle in coming to life. The proposed boathouse will bring access to the Potomac much more seamless for Arlingtonians, boasting a 14,000 square-foot facility, 300-foot long dock and more. So, if you love kayaking, canoeing and/or water activities, you may no longer have to venture to Georgetown for water access.

As we’ve covered time and time again, Arlington is a hotspot for outdoor activities and recreation. Last month, the American College of Sports Medicine named Arlington the No. 1 fittest city in the U.S. and, earlier this year, Niche named Arlington the No. 1 city in America to call home.

When you’re ready to get paddling on your home adventure, our team is ready to help you GET MORE out of your transaction.

The Northern Virginia Association of Realtors is feeling pretty bullish about home prices this year. How bullish, you ask?

Well, according to a June 12 press release, the organization has updated its 2019 forecast, projecting median prices of homes to increase by 17.2 percent this year in Arlington County. Its prior forecast projected a year-over-year increase of 5.1 percent.

Folks, these are truly incredible times to own property in Arlington County and if you’ve been sitting on the sidelines, it’s time to explore your options. Yes, the inventory is limited, but there are still solid deals to be found and strong negotiations to take place.

For all of the Arlingtonians with kiddos, summer is upon us!

The Arlington County Public Schools calendar has big circles around June 19 (the last day for high schoolers) and June 21 (the last day for elementary and middle schoolers). And, of course, if your kids are enrolled in another school system or private school, those dates may be slightly different.

So, what are you going to do with your summer?

On the real estate front, this can absolutely be one of the busiest times of the year. Many families take the summer to sell their existing home and, ideally, find a new home to move into before the new school year starts. If you fall within that category of buyer, or simply want to explore your options, there’s no time like the present and let’s get moving.

When you’re ready to get rolling on your summer home search, our team is ready to help you GET MORE out of your transaction.

As of June 10, there are 161 detached homes, 16 townhouses and 105 condos for sale throughout Arlington County. In total, 22 homes experienced a price reduction in the past week:

Today is World Environment Day.

In honor of our blue and green planet, there are a few simple things you can do around your home to protect/preserve our environment (and save a few bucks while you’re at it).

First, before we enter the dog days of summer here, check out your insulation. This may include your door sealings, windows, ducts and more. If they are not properly sealed, you are literally letting money (and precious cool air!) slip away.

Another quick tip, thinking about donating your unwanted items and not trashing them. There are plenty of folks in our community that would consider your trash to be treasure and there’s an environmental component to recycling goods, too.

Just think, by donating and having your items re-used, those items aren’t immediately going to a local landfill.

And, finally, think about how your water is being utilized. Is that showerhead efficient? Are you leaving your faucets running when you’re on the other side of your residence? Is that water heater still functional? In addition to preserving resources, your wallet will thank you.

Just how much have our local home prices jumped since the Amazon HQ2 announcement?

A new Realtor.com report sheds a bit more light as to what this mammoth news has meant. According to the report, houses have increased from an average of $640,000 in November 2018 to $750,000 in April 2019. This equates to a jump of 17.3 percent, compared to a national average increase of 5.5 percent. Additionally, the report indicated that the number of listings dropped by 48.2 percent in the same timeframe.

So, what does this all mean? It means our market remains red hot and there has never been a more important time to have a trusted advisor on your side.

Whether buying or selling in our increasingly competitive market, our team is here to help you navigate the waters and GET MORE out of your transaction.

We see you flexing there, Arlington.

The American College of Sports Medicine just released its annual American Fitness Index and… Arlington is the fittest city in the nation. That’s right. Number one, numero uno, the best!

A number of factors went into the ranking, including personal aspects (such as the percentage of folks that bike to work, have exercised in the last 30 days or smoke), environmental components (such as the number of parks per 10,000 residents, bike score and air quality index), recreational facilities and policies/funding supporting a healthy lifestyle.

This ranking is icing on the cake (okay, maybe not the healthiest-sounding analogy) for what we know already: Arlington is an amazing place to call home with the amenities to back it up.

Today is a big-time holiday.

It’s Peace Officers Memorial Day and the start of Police Week. It’s a day to remember our federal, state and local officers that have died or been disabled in the line of duty.

So, to our local heroes in uniform and their families, our team thanks you for all you do. And to those who made the ultimate sacrifice, we will certainly honor your memory today and beyond.

One of the most awesome parts of living in this part of the country, are all of the heroes that we get to work with on a daily basis. Our police officers. Military members. Firefighters. Teachers. And the list goes on and on.

If and when you’re ready to explore your real estate options, we’re always ready to step up to the plate (just as you have done for us!) to help you GET MORE out of your transaction.

Some real estate news that’s relatively hot off the local press — real estate taxes in Arlington County are going up.

ARLnow recently reported that homeowners will soon pay an extra two cents per $100 in assessed value, on top of already increasing values. The dough will be used to provide more than $532 million for Arlington County Public Schools.

So, what does that mean for you, the current homeowner? Well, it’s important to know what your assessed value is and to start saving accordingly. Real estate assessments are public record and may be accessed on the Arlington County website.

As for buyers, you’ll still need a strong negotiating team on your side to save you dough up front… especially knowing that a higher tax awaits.
