A week from today, we’ll officially be ringing in a new season! Wednesday, September 22 is the first day of fall 2021. For fans of seemingly extended daylight, don’t get bummed just yet. Daylight Saving Time does not end until Sunday, November 7… so don’t set those clocks back just yet.

How was everyone’s Labor Day?

In addition to perhaps a barbecue, spending time with loved ones and/or a well-deserved nap, hopefully you took a moment to reflect on all the contributions American workers make to our society every single day. After all, that is the meaning of Labor Day!

Hello there, September!

It’s an action-packed month here in the D.C. area and well beyond.

Monday is the Labor Day holiday and, for our Jewish friends, it’s also Rosh Hashanah. Sept. 11 marks the 20th anniversary of the 2001 attacks on our country and community, which will surely be a reflective and powerful day for all Arlingtonians. Hello there — massive uptick in Just Reduced properties!

Last week, we had 39 total homes experiencing a price reduction in Arlington County. And, this week, the figure has skyrocketed up to 68. That’s a nearly 75% jump.

We see fluctuations from week to week, but seldom do we see this much of a leap in a single week. So, why is this?

Well, summer vacation will be over before we know it, and the kids will be going back to school. “A home was reduced in price by $1,000, why should I care?” It’s a common question we’ve received during the six-plus years of this column.

The Fourth of July is well in the rearview mirror, folks.

It’s typically a time for fireworks, barbecues, perhaps a nice pool-side cocktail… and, in general, time to spend with friends and family and not focus quite as much on real estate.

Well, post-Fourth of July, the market has heated right back up listings-wise. Compared to the prior week, there has been an approximately 10% increase in homes for sale (spanning detached homes, townhouses and condos) in Arlington County.

Now that we’re in the second half of the year, how are things shaping up?

Well, if the latest BrightMLS T3 Home Demand Index is any indicator, we’re in for a continued hot market through the end of the year.

According to the June 2021 report, buyer demand remains high, with the strongest interest being for single-family homes priced above $950,000 and higher priced condos. Inventory of homes for sale remains low, with just a 0.7 months supply for mid-priced single-family homes and a 2.7 months supply for higher-priced condos.

Compared to last year, the Home Demand Index says demand has increased 20.5% year over year.

So, what does this mean for the Average Joe?
