A $999 reduction on a million-dollar home. Why should you care?

It’s a question we get quite a bit here at the Just Reduced column.

Sure, some of the reductions we see equate to a one percent savings off the list price… or even much less. These types of reductions may not seem that impressive, especially when we see prices on some listings drop by hundreds of thousands of dollars or upwards of 10 or even 25 percent.

But it’s important to keep this in mind: These reductions are only just the beginning.

Some sellers reduce prices to appease to online searchers (e.g. a buyer with a budget of $1 million won’t find your $1,000,001 listed home in a search of properties under $1 million). Some have drastically overpriced their initial listings. And, in some instances, buyers have deadlines of their own to meet and just need to get moving.

November is just around the corner (Friday!). Of all the months in the year, this is certainly one where people are most reflective and give widespread thanks.

With high temps in the mid- to upper-60s forecasted through next week and foliage hitting near-peak, this is the time of year many of us wish would last forever. Hot, hot, hot! Whether you live here or want to, you’re bound to hear about just how darn sizzlin’ Arlington County’s real estate market is right now.

Amid the factors, one of the key drivers in pushing prices and demand up is… INVENTORY! As of today, according to BrightMLS, there are 286 total homes for sale in Arlington County. Looking at our Just Reduced column from four years ago (yes, we go way back with this column!), there were 574 total homes for sale.

So, doing some math here, we’ve seen a 50 percent-plus reduction in inventory in a four-year span, let alone the other stats and facts you can pull out there. That’s pretty incredible.

On the seller’s front, now is an incredibly powerful time for you. The options in Arlington County are limited and you can certainly leverage the situation. On the buyer’s front, it’s never been more important to have a seasoned team by your side to navigate the competitive market.

It’s Fire Prevention Week.

Running from October 6-12; fun fact, the first Fire Prevention Week was established by Calvin Coolidge back in 1925. It exists to raise awareness of the practices that can prevent a catastrophe and also honor our fire-fighting heroes.

So, to our Arlington County Fire Department (and nearby jurisdictions), a sincere thank you for all you have done and continue to do for our community.

And, on the real estate front, there are a few simple things you can do to protect yourselves in your home. First and foremost, ensure that smoke alarms are installed on each level of your home, inside bedrooms and outside principal sleeping areas. If you haven’t checked your alarm batteries in a while, you should do so every month.

Hello, October.

Now that 10th month of the year has officially arrived, there’s a lot to look forward to. With foliage predicted to peak in mid- to late-October, make sure your best camera is ready-to-go as it’s always stunningly beautiful in and around Arlington County.

In case you haven’t heard, we have a big, new neighbor: Amazon.

Yesterday (Tuesday, September 17), the company held a career day in Crystal City. Currently, according to the Washington Post, there are currently 170 Amazon jobs open in Arlington and the company has a goal of hiring 400 folks in the county by year’s end.

Surely, there will be more career fairs and more employment openings as construction begins on its HQ2 in the first quarter of 2020. We’ll certainly keep an eye on it and keep you in the loop.

In the meantime, the “Amazon Effect” in our area remains strong, with Arlington and Alexandria recently topping Redfin’s list of the most competitive real estate markets in the nation.

September 11 is always an incredibly reflective day.

In addition to the moments of silence throughout our nation, meaningful tributes and individual memories, we can never forget the significant impact September 11, 2001 had on Arlington County.

One-hundred and eighty-four folks lost their lives at the Pentagon that morning, between folks working at the building and aboard American Airlines Flight 77. Today we remember you.

I’ll also never forget how our community came together, solidifying that much more why Arlington is such an amazing place to call home. We may be nearly two decades removed from that day, but it will stick with me forever.

The Arlington County real estate market (and surrounding areas, too) has traditionally been anchored by low unemployment, comparatively high salaries and a stable housing market. Now with the arrival of Amazon’s HQ2, among other heavy-hitters, Arlington is now considered the second most competitive housing market in the U.S. Our neighbor, Alexandria, comes in at No. 1.

A report released by Redfin in August showed that an average of 45.9 percent of homes in Arlington are selling above asking price; 57.1 percent of listed homes are under contract within two weeks; and inventory has decreased 50.5 percent year-over-year.
