A happy and yummy Halloween to all of our readers out there. On this spooky holiday, may the chocolate (or whatever candy you like) flow your way.

Speaking of spooky, purchasing a home doesn’t have to be spooky at all. Sure, it can seem a bit daunting at times with a large amount of dough and important decisions involved. But, let’s make it a bit more stress-free.

A few quick tips for you:

Communicate Your Deadlines

If you want to move in by a specific date or have specific needs, let it be known. A time crunch can certainly add stress, but if you’ve communicated everything you need out of a transaction, the other parties involved should help you meet your goals.

Stay Flexible and Positive

With a mindset of “a curveball may come my way,” it’s a lot easier to handle any unexpected twists and turns during a transaction. Even if you or your team execute everything flawlessly, a lot can happen, folks!

Have a Trusted Team On Your Side

A real estate transaction can be a lot to handle for one person or one family. So, have a professional or two (or more!) in your arsenal. When you’re ready to get more out of your experience, we’re here to help.

As of October 29, there are 205 detached homes, 66 townhouses and 244 condos for sale throughout Arlington County. In total, 52 homes experienced a price reduction in the past week.

As an avid biker, I already know that Arlington is awesome place to take a spin. And, Bicycling Magazine just confirmed it, too.

On October 10, Arlington was named the No. 17 city in the U.S. on the magazine’s “Best Bike Cities in America” list. Arlington has risen eight spots on the list since 2016. Right up there within this year’s rankings are our friends in D.C. at No. 11.

What makes Arlington such a great spot for biking, according to the peeps are Bicycling Magazine? Our friendly confines ranked high in biker safety and culture, noting ongoing projects to build buffers for bike lanes and initiatives incentivizing County employees to ride their bikes to work.

So, if you haven’t hopped on a bike lately in Arlington, there’s no time like the present.

And, whenever you’re ready to talk real estate, we’re always up for a pit stop to help you get more out of your transaction.

As of October 22, there are 212 detached homes, 65 townhouses and 248 condos for sale throughout Arlington County. In total, 66 homes experienced a price reduction in the past week.

Yesterday was quite a quirky holiday: Dictionary Day!

How many of you celebrated by opening up the ole dictionary, jotting down a few words and spreading your new vocabulary to the masses? (Okay, I’m hearing crickets.)

But, it’s not too late to boost your real estate lingo. In honor of Dictionary Day (and, well, we should be learning new words all the time) here are a few common real estate terms/words that are commonly misinterpreted:

Short sale — Simply put, it’s a property that sells for a price lower than what is owed to the lender(s) who may hold liens on it.

Escrow — When you place something “in escrow,” it’s essentially in the hands of a third-party until specific stipulations are met.

Earnest money — This is the dough a prospective buyer puts forward to show that he/she is serious about buying a home.

And, there’s a lot more real estate lingo out there. When you’re ready to roll on your transaction, my team is ready to help make sense of the process… and help you get more out of your investment.

Now on to this week’s figures…

As of October 15, there are 216 detached homes, 61 townhouses and 248 condos for sale throughout Arlington County. In total, 59 homes experienced a price reduction in the past week.

We’re in the heart of Fire Prevention Week, which is October 7 through 13 this year.

The 2018 campaign’s motto is “Look. Listen. Learn. Be aware. Fire can happen anywhere.” So, what a perfect time for us to highlight a couple common fire safety rules.

First, it’s important — whether you’re in an apartment or a single-family home — to know your escape plan. How will you and your loved ones get out if and when a fire comes?

On the smoke alarm front, they should be installed in each bedroom, in each sleeping area and on every level of a home. Smoke alarm batteries should be tested once monthly and batteries changed at least once per year. So, if your smoke alarms haven’t had any love lately, there is no time like the present!

When you’re ready to embark on a search for your Arlington home, our team is ready to help you GET MORE out of your most important transaction. In the meantime, stay safe out there.

As of October 8, there are 204 detached homes, 65 townhouses and 256 condos for sale throughout Arlington County. In total, 49 homes experienced a price reduction in the past week.

Enjoy those 80s while you can, folks… because next week we’re shaping to dip into the 60s and 70s.

What does this mean for you? Well, among a lot of things, it means you need to enjoy this grilling weather while you can! And, if you don’t own a grill, October is the best month of the year to get a bargain.

That’s right, this is historically the month to load up on your outdoor furniture and staples, as stores are trying to clear their inventories before winter comes and no one wants to hang around outside – well, unless you like the cold weather. Hopefully our winter won’t be too crazy, so you can put that grill and any new patio furniture to use all year long.

And, if you’re looking for a new home, let’s not put the grill before the house. Our team is ready to help you GET MORE out of your real estate transaction when you’re ready to roll.

As of October 2, there are 199 detached homes, 57 townhouses and 261 condos for sale throughout Arlington County. In total, 41 homes experienced a price reduction in the past week.

We’re on the homestretch — the re’s officially less than a week left in September. Pretty nuts how quickly this year is going by, right?

This past Saturday was the first day of fall. And, with a new season, there are certainly some things you should do around your home. In Virginia, the pleasant fall temps can extend well into the end of the year… or be gone in a jiffy. So, it’s a good time to be prepared for the worst (translation: for it to be really cold out of nowhere)!

A few spots most people forget in their winter prep are hoses and lawn furniture. When hoses are full of water and it’s freezing outside, they burst. So, it’s time to store them somewhere safe.

As for lawn furniture, if you know you won’t be lounging outside anytime soon, it’s time to cover it or store it inside as well. No need to have to buy all new stuff next year, when you can easily preserve what you have.

Happy Fall cleaning, y’all!

And, now on to this week’s facts and stats…

Woof! Woof! Woof! Woof!

Translation: Arlington is the number one dog-friendly city in the U.S. according to Yelp. In a recent scoring of localities throughout the country, Arlington came in at numero uno for its dog parks and number of dog-friendly establishments, among other criteria.

So, Fido has plenty of places to play and relax here. But, before you decide to call Arlington County home, where will you and Fido live? Dog-friendly communities and residences can be tough to find. Today is National Be Late for Something Day. Yes, it’s a real thing. Fun facts: It has been celebrated each and every September 5th since the Procrastinator’s Club of America created it in 1956.

So, why in the world am I telling you this?

Well, amid all the things you can choose to be late for today, tomorrow or any day… don’t let it involve your real estate decisions and or transactions. If and when you see something you like, you must act quickly before someone else scoops it up. Sometimes if a seller is presented with equal offers, they may just opt to go with the buyer that responds quickly, too.

Timeliness is a good thing in real estate. And, on that note, you’ll want to work with a team that will help you GET MORE out of your transaction and does things in an efficient fashion. When you’re ready to roll, we’re ready to get things done on your behalf.

Okay, so I’m a big cycling fan and have to share a pretty cool event hitting Arlington for the first time ever: The Disaster Relief Trials on Sept 29.

In a nutshell, here’s the scoop: It’s a ride that begins and ends at Thomas Jefferson Community Center and participants have to travel throughout the county — on bike! — all while completing disaster relief-related tasks. Groups or individuals can sign up in a variety of categories. There will be food to haul to those in need, tasks to complete, messages to deliver and more… across trails, rough terrain and even water. Oh, and you can’t use a GPS (simulating a true disaster, folks).

Yes, it sounds kinda like The Amazing Race. Plus, if a disaster ever hit our neck of the woods, you’ll be ready to hop on your bike if need be and act (amid the inevitable gridlock).

Catch you out on the trails, friends! And now on to this week’s facts and figures…

As of August 27, there are 194 detached homes, 42 townhouses and 236 condos for sale throughout Arlington County. In total, 43 homes experienced a price reduction in the past week.

One… more… month… of summer left. Just when you thought the soggy 80-degree days would never end, I’m here to inform you that the first day of fall is September 22!

So, as a homeowner, what should you be doing with your most valuable asset as summer winds down?

Well, it’s an optimal time to ensure your HVAC unit is in tip-top shape. Where you need a blast of cool air now, you’ll soon be needing some heat in no-time. An easy fix that anyone can do is changing the ole’ air filter. If it’s been a few months, it’s time for a change.

Also, how are those gutters looking? If they’re unsteady or full of leaves from last year, there will soon be more leaves on top of what’s already there. Now is the time to clean them out and make any needed repairs.

A final thought: Insulation. The last thing you’ll want to do during the fall (or dead of winter) is seal any openings or add any weather stripping. It’s time to be proactive folks!

As of August 20, there are 201 detached homes, 42 townhouses and 251 condos for sale throughout Arlington County. In total, 30 homes experienced a price reduction in the past week.

Everyone… please calm down. It’s National Relaxation Day.

It’s a pretty stellar day locally to get bargains at some of your favorite spas, movie theaters and golf courses (well, golf is relaxing if you’re good at it). Enjoy your well-deserved unwinding.

As for real estate, buying and/or selling a home absolutely does not need to be a stress-fest. It can be very easy to get caught up in the deadlines, lingo and whirlwind of it all… if you don’t have a top-notch team advocating on your behalf.

Believe it or not, a real estate transaction can be made relaxing. If you’re looking to buy or sell in the area, let’s talk through your needs, wants and everything in between to ensure the most pleasant experience possible. And, on top of it all, let’s GET MORE out of one of your most important purchases!

The first day of school will be here before we know it.

According to Arlington Public Schools’ calendar (always a great resource), the first day for K-12 is Tuesday, September 4. But, if you are a parent like I am, you already know this and have likely started your good ole back-to-school shopping.

In preparation for the new school year, Niche – a website dedicated to helping folks find schools, companies or neighborhoods, recently released its 2019 list of the best school districts in Virginia. The rankings take in to account test scores, college readiness, graduation rates, SAT/ACT scores, public school district ratings and other benchmarks.

So, where did Arlington Public Schools rank? No. 1 out of 100 districts rated. Now that’s a way to kick off the school year!

Happy August!

I have good news: You have survived what is typically the hottest month of the year in Arlington County (July). The average high here in July is 88 degrees while in August it’s only getting up to… 86.

Okay, so that isn’t THAT big of a difference and you’ll likely want to still partake in some indoor activities.

If you’re hitting the mall (or your favorite shops), August is typically a great month to buy patio furniture. As summer winds down and less time is spent out on the ole porch, retailers begin to hit the discount button on outdoor tables, chairs and more.

Also, you’ll want to keep a lookout for pre-Labor Day sales, with more and more retailers starting their holiday sales weeks in advance.

In addition to helping you GET MORE out of your real estate transaction, we’re always looking for ways to help you GET MORE out of life in general. When you’re ready to settle in to a new place to call home, we’re ready to roll on your behalf.

As of July 31, there are 202 detached homes, 46 townhouses and 244 condos for sale throughout Arlington County. In total, 45 homes experienced a price reduction in the past week.
