In case you haven’t heard, we have a big, new neighbor: Amazon.

Yesterday (Tuesday, September 17), the company held a career day in Crystal City. Currently, according to the Washington Post, there are currently 170 Amazon jobs open in Arlington and the company has a goal of hiring 400 folks in the county by year’s end.

Surely, there will be more career fairs and more employment openings as construction begins on its HQ2 in the first quarter of 2020. We’ll certainly keep an eye on it and keep you in the loop.

In the meantime, the “Amazon Effect” in our area remains strong, with Arlington and Alexandria recently topping Redfin’s list of the most competitive real estate markets in the nation.

To navigate these interesting (and exciting!) times, you’ll need a reliable team advocating for you. When you’re ready to roll, Arlington Realty has been the area’s family-owned, trusted choice since 1984. Let’s make your real estate dreams a reality, regardless of what end of a transaction you may be on.

As of September 16, there are 149 detached homes, 29 townhouses and 105 condos for sale throughout Arlington County. In total, 22 homes experienced a price reduction in the past week:

September 11 is always an incredibly reflective day.

In addition to the moments of silence throughout our nation, meaningful tributes and individual memories, we can never forget the significant impact September 11, 2001 had on Arlington County.

One-hundred and eighty-four folks lost their lives at the Pentagon that morning, between folks working at the building and aboard American Airlines Flight 77. Today we remember you.

I’ll also never forget how our community came together, solidifying that much more why Arlington is such an amazing place to call home. We may be nearly two decades removed from that day, but it will stick with me forever.

With that and unending gratitude, on to this week’s stats and facts.

As of September 9, there are 150 detached homes, 21 townhouses and 104 condos for sale throughout Arlington County. In total, 18 homes experienced a price reduction in the past week:

If you thought things were competitive before, welcome to 2019.

The Arlington County real estate market (and surrounding areas, too) has traditionally been anchored by low unemployment, comparatively high salaries and a stable housing market. Now with the arrival of Amazon’s HQ2, among other heavy-hitters, Arlington is now considered the second most competitive housing market in the U.S. Our neighbor, Alexandria, comes in at No. 1.

A report released by Redfin in August showed that an average of 45.9 percent of homes in Arlington are selling above asking price; 57.1 percent of listed homes are under contract within two weeks; and inventory has decreased 50.5 percent year-over-year.

So, now more than ever, it’s important to understand the local housing landscape and have a trusted team advocating on your behalf. When you’re ready to embark on your real estate journey, our team is here to help you GET MORE out of your transaction.

As of September 2, there are 129 detached homes, 20 townhouses and 94 condos for sale throughout Arlington County. In total, 18 homes experienced a price reduction in the past week:

As our friends in the South prepare for a tropical storm or possible hurricane this Labor Day Weekend, a friendly reminder that it never hurts to be prepared.

Sure, we’re not quite as likely to be struck by a hurricane in these parts, but we do regularly see strong thunderstorms, flooding and the periodic tornado in Arlington County. So, how can you stay proactive?

At a minimum, it can’t hurt to have any or all of the following on hand: batteries, candles, matches, water, a full tank of gas for your care, non-perishable food and vital medical supplies. For a full list of recommendations, the Arlington County government site also has a handy checklist.

We’re always here for you to get the most out of living in Arlington, whether it’s the sunny or stormy days. When you’re ready to GET MORE out of your real estate transaction, we’re always ready to roll, too.

A happy Senior Citizen’s Day to my fellow Arlingtonians.

Okay, so a “senior citizen,” age-wise, is open to debate. But, in honor of today’s holiday, I wanted to share a pretty cool local perk for those 55-plus.

Arlington County’s Parks & Recreation department has a 55+ Pass and 55+ Gold Pass that provide access to local programs and facilities at heavily-discounted rates. With the pass, residents may enjoy swim lessons, nature and history programs and even the periodic group trip organized by the county. Within Arlington, there are also five dedicated senior citizens with activities galore

Sure, our friendly confines are a growing hotspot for young workers, but we’re also a stellar spot (with lots of options) for the older crowd, too.

When you’re ready to call Arlington home and embark on a real estate search of your own, our team is ready to GET MORE out of your transaction.

As of August 19, there are 139 detached homes, 14 townhouses and 85 condos for sale throughout Arlington County. In total, 17 homes experienced a price reduction in the past week:

We see properties with reduced prices by $10,000, $25,000 and even $100,000 quite a bit.

This week, we’ve unearthed a real treat: a $500,000 reduction! Yowsers! And see below for the full scoop on this home.

Amid this big-time reduction, it’s important to remember that these “Just Reduced” prices may only be the beginning. Once you enter the negotiation stages of a prospective transaction, these initial reductions can only be a fraction of what you end up saving off a listing price in the long run.

And, when it comes time to enter those negotiation stages, you’re going to want a seasoned team on your side — a team that truly knows the area, the value of the home of your dreams and how to advocate on your behalf.

When you’re ready to GET MORE out of your transaction, our team is already to roll!

Well here we are, parents: The end of July is upon us.

Before we all know it, the kiddos will be back to school. For Arlington County Public Schools, the first day of school is September 3. So, you’ve got a little more than a month left. For many families, a summer goal is to settle into a new home before the school year starts. And, while time is certainly ticking on Summer 2019, there is still time to achieve that goal.

While our market is absolutely booming (thanks in large part to its historical stability and the recent Amazon HQ2 news), there are folks out there looking to sell as quickly as you may be looking to buy.

When you are ready to get moving (and get moving quickly!) — whether it’s ahead of the school year or not — our team is always ready to help you GET MORE out of your transaction.

As of July 29, there are 133 detached homes, 15 townhouses and 93 condos for sale throughout Arlington County. In total, 21 homes experienced a price reduction in the past week:

Just like any other season around here, it’s been interesting weather-wise.

In addition to sweltering temps, parts of our area experienced the absolute worst in terms of flooding recently. This included a state of emergency declaration in Arlington County just two weeks ago.

Ideally, folks were prepared before these torrential storms. But, if not, there is no time like the present to get ready, safety-and insurance-wise at a minimum, for the next round.

Floodplain and flood insurance rate maps for the entire county are publicly available online. While all properties within the county have some level of risk in terms of flooding, it’s important to know where you stand and be proactive!

If and when you are ready to call Arlington County home, I’m always here to help. There have been plenty of things me and my team have learned over the years as residents and we want you to GET MORE out of living here, in every way possible.

Things are heating up, folks!

We’re going to be hovering around that 100-degree mark come the end of the week. It’s not going to be very comfortable… to say the least.

But, guess what? One-hundred-degree temps or not, you can be very comfortable here in Arlington County when it comes to your home. One of the beautiful things about our community (among many!) is the diversity of our living options.

From quaint colonial homes to contemporary townhomes to modern condos with panoramic city views, we really do have it all. And, even amid a booming market, there are still bargains to be had out there, whether you’re looking to buy or rent.

Spring cleaning gets all the love.

But, guess what? You can do a little summer cleaning, too. Before we all know it, these swampy temps will be a thing of the past and we’ll be on to cool fall temps and Old Man Winter.

So, before the leaves and temps change, here are a couple of quick tips for July:

  • Now is not the time to let the weeds grow wild. This is a year-round rule, but especially ahead of fall, you’re not going to want to rake through a jungle.
  • How are those gutters looking? Make sure to clear out all of your gutters. Heck, you might even find a leaf (or 100) that fell during fall of last year.
  • Change your air conditioning filter. You should be doing this every 90 days (every 60 days if you have a pet!), so there’s no time like the present.

With these tips, here’s to a happy and healthy July. And, when you’re ready to embark on your real estate journey (whether it’s this month or a few months down the line), our team is ready to help you GET MORE out of your transaction.

As of July 8, there are 145 detached homes, 10 townhouses and 90 condos for sale throughout Arlington County. In total, 12 homes experienced a price reduction in the past week:
