Winter is a great season to buy a home.

In fact, according to a recent Business Insider report, real estate investors nationwide pay 6.6 percent less per square foot during the winter as they do during the spring and summer.

So, maybe it’s time to embrace those frigid temps, turn on the heated seats of your vehicle and get moving?

In addition to buying a home for you and your family, Business Insider just named the D.C. area the 15th best place in the U.S. to purchase a rental property. The organization noted a 14.22% increase in annual investment return for D.C. area properties.

So, even though it can be a bit chilly in our neck of the woods, the market remains hot. When you’re ready to GET MORE out of your transaction, we’re here to help you turn up the heat.

As of January 8 there are 136 detached homes, 24 townhouses and 167 condos for sale throughout Arlington County. In total, 13 homes experienced a price reduction in the past week.

This time next week, another Christmas will have passed.

It’s surely a magical time for kids, enchanted by the magic of Santa and getting gifts galore. You’re surely to get a gift or two as well — perhaps tickets to see the Caps play, some new swag or a new gadget to play with.

As the gifts pile in, don’t forget to keep your eye on one of the biggest prizes of all here in the USA: homeownership.

What can you do — especially as we approach a brand new year — to make your homeownership dreams a reality in 2018? Let’s talk because, more likely than not, your dreams are within reach with the right approach and the right team by your side.

But in the meantime, to all of our friends and family in Arlington County… here’s to a Merry Christmas and the happiest of holidays!

As of December 18 there are 155 detached homes, 28 townhouses and 210 condos for sale throughout Arlington County. In total, 18 homes experienced a price reduction in the past week.

Well, we’re starting to see the snowflakes fall and there will surely be more on the way. So, if you’re selling a home here in Arlington County, what does that mean for you?

For starters, it means you need to have your shovel ready. No prospective buyer wants to trek through powdery or icy terrain when they already have to everywhere else.

And, in general, while the season may be slightly gloomy, it doesn’t mean your home has to be as well. Think about what you can do to brighten up your home — from lighting to festive décor — amid the dark skies and periodic grey days.

While my team and I have helped many folks find the perfect home in Arlington County, we’ve also helped equally as many sell theirs. When it comes time to GET MORE out of your home sale — regardless of the season — we’re here for you!

As of December 11 there are 169 detached homes, 34 townhouses and 219 condos for sale throughout Arlington County. In total, 15 homes experienced a price reduction in the past week.

Well, here we are. The last month of the year!

Things are beginning to look (and feel) a lot like Christmas here in Arlington County. The holiday décor is out. There are gifts galore at our malls and mom-and-pop shops. And, the temps are getting frigid.

While the mercury may be taking a nosedive on thermometers, our local real estate market remains hot. Sure, now is not the peak time for inventory. But, there are still some great bargains to be negotiated out there in one of the strongest markets in the country.

Not every market is anchored by low unemployment rates, comparatively high-paying jobs, a nationally recognized school system and dining/shopping options galore. We have it all here in Arlington County… and now we just need to find you a place to call home.

When you’re ready to GET MORE out of your home purchase this holiday season, our team is ready to roll.

As of December 4 there are 177 detached homes, 39 townhouses and 234 condos for sale throughout Arlington County. In total, 29 homes experienced a price reduction in the past week.

Friday marks the beginning of December. Can you believe it?

We have one month left in the year and there is still time to accomplish your 2017 goals. Perhaps you want to pick up a new hobby? Get rolling! Perhaps you need to make amends with someone? Reach out! And, perhaps homeownership is on the to-do list? Let’s make it happen.

Sure, the beginning of the year is a great time to establish new beginnings and set goals, but let’s make the most of this final month. As some folks take a breather from their housing search and wait for the New Year, now is a prime time to GET MORE out of your transaction.

In advance of tomorrow… Happy Thanksgiving!

We have so much to be thankful for here in Arlington County. On the housing front, our area persevered through the recession and our market continues to benefit from comparatively high incomes and low unemployment rates.

We also have one of the best public school systems in the nation and there is culture galore to enjoy at every corner – delicious restaurants, world-class shopping and beautiful parks.

On behalf of my family and team, we wish you and yours a happy Turkey Day. After you’ve enjoyed your feast and long weekend, we’re ready to roll with you on your housing search. We’re thankful for our neighbors and are always here to help you GET MORE out of your transaction.

Another week, another Redskins loss. The Vikings are a pretty solid team and — looking forward — so are the Saints. Perhaps we can turn things around this week?

Being a DC sports fan, it’s been a rough stretch here in recent times. We’ve had amazing Caps, Nats, Skins and Wizards teams, but no glory. It’s a roller coaster and we all know it

When it comes to real estate, things don’t have to be like a Washington sports team. You don’t want someone working with you that talks big up front and can’t close the deal (ahem, Caps) or shows so much potential and falls short come crunch time (ahem, Nats). You want a team that will help you GET MORE out of your transaction and leads you to victory all season long.

When you’re ready to own a home of your own, give my team a buzz. We promise to bring home the gold on behalf of your best interests.

As of November 13 there are 198 detached homes, 44 townhouses and 256 condos for sale throughout Arlington County. In total, 53 homes experienced a price reduction in the past week.

Well, those super-pleasant temps were nice while they lasted.

Now that the 50s and 60s (and lower) appear to be here to stay, it’s time to get serious about ensuring your home is ready for the winter. Among your top priorities should be a ready-to-go heating system.

Sure, you can easily Google how to self-prep your HVAC system for colder temps, but more likely than not you’ll want the help of a professional. Having been in the local real estate biz for more than 20 years, I’m always happy to connect my clients with someone that not only ensures top-notch work, but a fair price as well.

Whether it’s a flooring expert, plumber, landscaper, locksmith or electrician, I know just the right folks. In addition to helping my clients GET MORE out of their home purchase, I’m here to help folks get the very most out of living in this wonderful community!

Hello, November! It’s one of my favorite months of the year, with pleasant fall temps (for now), Thanksgiving and Black Friday.

Contrary to popular belief, you don’t have to wait until the insanity of Black Friday for a stellar deal on common household items. In fact — and, this is a fun fact — November is traditionally one of the best months of the year to buy furniture, with prices typically slashed across the board upwards of 30 to 40 percent.

If you need a new bunk bed for the kids or a new sofa for the man cave, now is the time.

But, before you buy that new loveseat or coffee table, you’re going to need a home to keep it in. Whether you’re looking to rent or buy a home of your very own, my award-winning team is here to help you GET MORE out of your transaction.

According to weather.com, we’re now in a “patchy” state in terms of fall foliage. Before we know it, all of Arlington County and much of our beautiful state will be painted with vibrant colors.

So, with so much natural beauty on the horizon and incredibly pleasant temperatures, how can you use these natural elements to your advantage? If you’re thinking of selling your home, well, it’s a perfect time.

You’ll want to take a few simple steps to ensure your curb appeal is on it’s A game. As beautiful as the leaves will be, you’ll want to be proactive in terms of raking your yard and keeping the gutters clean. And, as for your lawn, now is not the time to slack off. Just as you spent spring and summer keeping it well watered, you’ll want to keep an eye on any brown spots as the temps drop.

These tips are only the beginning in helping you GET MORE out of your home sale. When you’re ready to get it sold quickly and for the most dough possible, give my team a buzz.

And, as for the homes already on the market, here’s this week’s scoop:

As of October 23 there are 235 detached homes, 52 townhouses and 303 condos for sale throughout Arlington County. In total, 48 homes experienced a price reduction in the past week.

If you’ve resided in Arlington County at any point in your life, you already know our neck of the woods here is something special.

Well, earlier this week, a study agreed with what we all believe: Arlington is indeed one of the 50 best cities to live in across the entire US of A. The 24/7 Wall Street study ranked Arlington as the No. 15 place in the country to call home, primarily thanks to its high incomes and stellar schools. In fact 24/7 Wall Street says Arlington is, “one of the wealthiest and best educated neighborhoods in the United States.”

Our hospitals also got a tip of the hat, with 24/7 Wall Street saying, “The area’s hospitals also report some of the best outcomes in the United States.”

So, with so much to offer residents, all that’s missing is… you, in a home of your very own. When you’re ready to get more out of living in one of the best cities in America, my team is ready to help.

And now to this week’s numbers:

With the abundance of beautiful foliage and comfortable temps, early Autumn is a stellar time to sell a home. But, how can you get more bang for your buck amid the stellar elements?

For starters, you’ll need to ensure the basics are in good running order. When is the last time that you gave your ole HVAC a good look over or check-up? Sure, it may have survived another Virginia summer, but you’ll want to make sure it’s ready to go for wintertime (and for any prospective buyers).

Separately… the leaves. There will be lots and lots of leaves. And as beautiful as they may be at first, you’re not going to want mounds of brown debris in your yard (or condo courtyard) as the buyers come rolling through. So, make sure your raking game (or your building’s maintenance crew) is on it’s A-game.

As a lifelong Arlingtonian, I have a number of tips and tricks to help you get the most out of your sale this time of year. Let’s chat and get your home sold.

Before we jump in to our local market here, I’d like to take a quick moment to spotlight one of my favorite places: Las Vegas.

Vegas has been home to so many wonderful memories for me and my family throughout the years. Most recently, we took a cross-country trek this past summer, with Vegas being a must-stop along the way.

Much like our area, the city is just so full of life and it’s a place where people simply want to have fun. To see what Las Vegas has been through this past week has been incredibly difficult, as I’m sure it has been for so many of you who have ever been there.

As we sit here thousands of miles away, my thoughts and prayers are with the city and anyone affected.

And now, our local real estate numbers:
