According to the 2018 American Fitness Index rankings, Arlington is the fittest city in America. Our town beat out 99 other cities, ranked on health behaviors, health outcomes, its environment, policy and funding that support recreation, and facilities. Rounding out the top five are Minneapolis, D.C., Madison, Wisconsin and Portland, Oregon.

In addition to this set of rankings, the Trust for Public Land just ranked Arlington’s park system as No. 4 in the country, behind Minneapolis, St. Paul and D.C. This ranking primarily based park systems on how accessible they are (distance-wise) for the local population.

Alright, Earth lovers, it’s your day to shine.

Today — Wednesday, May 16 — is Love a Tree Day! Yes, this is a real holiday, and it’s been spotlighted by the National Wildlife Federation among other nature-loving peeps.

With the exception of a random 40-degree day here and there (we are in Virginia, after all!), it appears that spring has fully sprung.

And, aside from the Easter Bunny and pleasant temps, what is another big thing that happens during the Spring season?

Spring cleaning!

That’s right, it’s time to bust out the broom, dust off the… dust and get your home sparkling. Whether you’re a long-time owner or looking to whip your home into selling shape, here are three tips for a quality Spring clean in our area:

  1. Check the sealing on your windows and doors. Sure, the temperatures are pleasant now. But, come summertime, the last thing you’ll want is your air conditioning to pour out unsealed cracks. That would be a waste of cool air and money!
  2. Ensure your sprinkler system is up-and running. Our frigid winter may have done a number on your sprinkler system. Give it a test and/or have a professional in for upkeep. You’ll want your system fully functioning, so your Spring garden can blossom.
  3. Check your detectors. Has it been a year since you’ve changed your fire alarm batteries? How about your carbon monoxide detector? If it’s been a while, there’s no time like the present.

U.S. News and World Report just surveyed 3,000 communities in search of the healthiest communities in the United States.

And (as we’d expect), Arlington made the list… coming in at No. 31! The survey took a number of factors into consideration, including population health, equity, education, economy, housing, food/nutrition, environment, public safety, community vitality and infrastructure.

Some of our neighboring towns/counties/cities fared pretty well, too, with Falls Church City, Fairfax City, Loudon County and Fairfax County all cracking the top 50.

Dissecting Arlington’s ranking a bit more, we placed in the top 10 in the education, economy and public safety categories. Pretty nice!

It’s the most wonderful time of year. It’s cherry blossom season!

The National Cherry Blossom Festival opening ceremony is this Sunday, March 25 from 5-6:30 p.m. at Warner Theatre in D.C.

And while D.C. may get the bulk of the cherry blossom love, Arlington County is a great spot to catch the bloom without having to fight massive crowds. Here in March (yowsers, it’s March already?), we’ve seen a noticeable uptick in home listings.

In fact, within the last week, there are now 10 percent more homes, townhouses and condos for sale in Arlington County.

And, as the temps heat up and Ole Man Winter finally goes away, we’ll see more homes hitting the market. More and more people like to explore homes when it’s not snowing or 20 degrees outside. Who in the world would have thought?

In addition to more listings, we’re also seeing more reduced-priced homes. The number of homes reduced this week compared to last week is nearly double. And, we can count on this trend continuing. The more homes that are on the market, the more competitive sellers need to be to get their home sold.

Sometimes we see real estate agents reducing properties by $1,000, $100 or… $1.

Why is this?

Generally, it’s all about marketing and search results. Say Bob the Buyer wants to spend no more than $400,000 for a condo. If a property is listed at $400,001, it will not show up in Bob the Buyer’s search of condos “$400,000 or less.” So, that buck really can make a difference in what people see.

On the flip side, as a buyer, it’s important to know what may be initially just outside of your price range. If you’re wiling to spend $400,000 on a home, are you willing to spend $400,001 on the home of your dreams? Probably so, thus you’ll want to search accordingly.

And just remember, buyers, that $400,001 listing price is just the beginning. You’re going to want a trusted team on your side to help you GET MORE out of your transaction… and ultimately the most bang for your buck. When that time comes, we’re ready for your call.
