Just Listed in Arlington

It’s no coincidence that our busiest week yet for 2021 is also the hottest! This hot weather coming will not deter buyers from frantically bidding on a piece of red-hot Arlington real estate.

Sellers listed 138 homes for sale this past week, 22 more than the week before! Purchasers came in strong, ratifying 91 contracts, 47 of which were on homes just listed in the past seven days.

This week, there are 505 available properties for sale throughout all of Arlington and across all property types — 28 more than last week. Of those, 124 are detached homes.

There are 57 townhome/semi-detached homes currently for sale, and condominiums make up 324 of the available units in Arlington.

Condominium inventory is creeping up quickly in Arlington. At the peak last year, we had 370 available condos for sale. The market absorbs them but not at a fast enough pace to help value keep pace with the detached and semi-detached/townhome units. Condos on the market right now have an average days on market (DOM) of 70, so they’re taking more than a week longer to sell than their attached/detached counterparts.

The average list price for currently available properties is $800,806 and the median is $585,000. Currently available properties in Arlington have an average of 61 days on market (DOM) and a median of just 33.
