The influx of new inventory for the fall market has begun with a 33% increase week over week! Sellers are really going to need buyers to step up to the plate in the coming weeks to absorb the new offerings.

The Mortgage Bankers Association (MBA) puts out weekly statistics on the number of new mortgage applicants, and it’s been holding flat the past few weeks, though they have decreased slightly (about 2.5% over the past two weeks). Rates are steady, and fall is a popular time to buy; I’m pretty convinced these numbers will start to pick up.

Sellers listed 93 homes for sale this past week, 30 more than the week before. Buyers ratified 41 contracts, 15 fewer than the week prior. 19 of the ratified contracts were on homes JUST LISTED in the past seven days.

There are 532 available properties for sale throughout all of Arlington and across all property types: 148 are detached homes, 59 are townhome/semi-detached homes and 325 of the available units in Arlington are condos.

For a bit of perspective, this same week last year sellers listed 92 homes and buyers ratified 55 contracts. There were also only 428 available properties for sale this week last year.

The average list price for currently available properties is $794,576 and the median is $596,100. Currently available properties in Arlington have an average of 59 days on market (DOM) and a median of just 36.

Arlington and its neighbors have become more segregated in the last 10 years while fair housing legislation at the state level faces significant roadblocks. Arlington’s fair housing enforcement, education, and commitment to equity practices in housing policy and programs are beginning to show signs of improvement but much more needs to be done. 

Join the NAACP Arlington Branch, HOME of Virginia, and Equal Rights Center for the 2nd Annual Arlington Fair Housing Conference on April 15th to discuss the threats and opportunities to advancing fair housing policy across the state and within Arlington.

The half-day, in-person event will feature speakers from fair housing advocacy organizations and government agencies including the U.S. Department of Housing and Urban Development, and focus on fair housing policy trends in Virginia and Arlington County. The conference aims to advance the understanding of issues and policies related to equity and affirmatively further fair housing among local officials, advocates, and members of the public.
