Where have all the cowboys gone? Um… I mean condominiums.
For new condominiums, this last cycle has been a bit sleepy. For those wanting to own a piece of Arlington, it has been block after block of attractive new rentals, but no chance to own. If you are in the market for a new condominium, there isn’t a single new one on the market today to consider, either in presale or recently delivered with a model to tour. And it’s not for lack of demand.
2000 Clarendon delivered in 2022 which was aimed at the mid-market with 1 and 2 bedroom plans. Since our sellout of the Pierce in 2024 (1781 N Pierce Street) there have been no new luxury condominiums available in all of Arlington. Our initial involvement in luxury condo marketing began with Turnberry Tower (1881 N Nash Street), almost 20 years ago now. Turnberry remains one of the top condo addresses in Northern Virginia to this day.
At Turnberry many years ago, we learned that Rosslyn appeals to downsizing empty nesters wanting to be close to DC but without the hassle of downtown. They wanted to maintain a Virginia-based lifestyle near friends and family and were seeking larger plans and spectacular views. That still holds true today and the market has only broadened.
Do you realize that more than 70% of home buying decisions are made by females? The wife, spouse, a girlfriend, older sister, or even a mother. In other words, if the female in your life doesn’t like it enough to buy it, neither will you. They know design… and they know closets.
At The Mayhood Company, I have had the unique opportunity to provide a feminine perspective into the design process of our new condominiums. It’s a position I really enjoy and honestly, am quite good at. As a top real estate executive in metro DC, I have over 20 years of experience with new construction condominiums. I laughingly say “I only know one thing but I know it real well.”
The upcoming local developments are still in the approval and design phase but as plans become available, I’m to have early access and will share that information here. Arlington will see its fair share of new luxury condominiums, in particular, as the market matures.
