Two retail bays are hitting the market in Lyon Park after their previous owner apparently fell on hard times.
The former home of El Fuego Peruvian Kitchen and Nova Armory is up for a virtual real estate auction at 2300 N. Pershing Drive.
The 1,778-square-foot space is a single retail condo with two separately metered suites, meaning it could be occupied by either one or two tenants. The property is described as “ideal for investors, owner-users, or portfolio expansion.”
“Lease both suites for two income streams, occupy one and lease the other to offset carrying costs, or combine into a single footprint,” reads a description marketing the property to prospective buyers.
According to a due diligence packet, the condo was most recently acquired by Reston-based Dominion Green Cleaners for $950,000, following a “distressed sale” by KV Associates to Paramount Investments for $683,000.
The listed reason for the distressed sale is “foreclosure/auction/bankruptcy.” The property’s assessed value is $914,300 and the current auction ends on Aug. 27.
The property is located between Astor Mediterranean and an Army career center, near Joint Base Myer-Henderson Hall.
El Fuego was in business there for six years, combining traditional Peruvian food with some Chinese and Japanese influences until it closed in 2024.
Nova Armory, for its part, opened in 2016 at 2300 N. Pershing Drive amid considerable controversy. It experienced success during the pandemic, but relocated to 2607 Wilson Blvd in Clarendon in 2022.
