Coral Gundlach here with Coral Gundlach Homes at Compass in Arlington. I’ve been an Arlington homeowner since 2001 and a Realtor since 2004. I love this real estate market, even though it has its challenges.
Inventory in Arlington real estate continues to be light.
As of today (Friday, March 1) there are 225 listings in Active or Coming Soon, and 200 of those are Active.
There were 51 new listings as of publication time. They range from a $174,900 one bedroom co-op in River Place to a $3,595,000 pre-construction new build in Lyon Village.
Only 22 of those were detached homes that were just listed or re-listed in the past week (re-listed could mean after a price reduction or a change to the home). However, there were also 21 detached homes that went under contract in the last 7 days. So just about as many as we are listing are getting scooped up.
The remaining homes break down as follows:
- 4 new townhouses between $599,000 and $1,074,999
- 20 condos or co-ops (non-townhouse style) ranging between $174,900 and $1,150,000.

It was a 3 bedroom, 3 bath split level with an addition in popular Shirley Woods in 22207. It got 4 offers after one weekend on the market. It was listed by Carolyn Connell of Keller Williams.
