New Rosslyn apartment tower starts renting as Hilton hotel construction continues next door

The new 28-story apartment building at The Key development in Rosslyn is complete and seeking new tenants.

Sophie Mao, a spokesperson for the Virginia-based developer Dittmar Company, confirmed that the 514-unit residential building, known as Rosslyn Towers, officially opened this past Saturday, April 27.

Next to the apartment tower, Dittmar is at work on a 36-story Hilton hotel. Earlier this year developer told ARLnow that the hotel is still a few years away from completion.

In September 2019, the Arlington County Board approved plans to redevelop the 18-story, 50-year-old Holiday Inn at 1900 N. Fort Myer Drive. A year later, the hotel was demolished to make room for the new mixed-use development.

Three years later, Hilton announced it had signed an agreement to run the high-rise hotel.

Originally, the apartment building was planned for 523 units, but after some changes it was scaled back slightly last year to 514.

The unit types will include 29 studios, 320 one-bedroom units, 138 two-bedroom units, and 27 three-bedroom units ranging from 385 to 1,720 square feet, says Mao.

Although the apartment building does not contain dedicated affordable units, Dittmar said it would contribute to the county’s Affordable Housing Investment Fund to offset the requested additional density, per a 2021 report.

Dittmar says it is now in discussions with an undisclosed partner regarding the possibility of opening a “destination restaurant” as part of the development. An opening date has not yet been announced. The old Holiday Inn previously had a restaurant with D.C. skyline views on the top floor.

“We plan on sharing more details in a month with updates on our partnership, restaurant renderings, and more,” Mao said.
