Arlington County is currently seeking feedback on three development projects with a total of 1,255 proposed units.
Online engagement periods for all three proposals, located in Rosslyn, Ballston and Shirlington, are wrapping up soon. A list of the projects and their locations is below.
Ballston One
Location: 4601 Fairfax Drive
Feedback deadline: Today (Thursday)
Scale: A seven-story building with 328 units
Details: Developer Penzance is proposing to demolish a 12-story, 1980s-era office building near the ramps to and from I-66. The project would keep an existing below-grade parking garage with 218 spaces.
The current proposal calls for a tree canopy covering just 13.28% of the 2.28-acre site, below the county’s suggested target of 25% coverage. A Site Plan Review Committee (SPRC) meeting is scheduled for March 20.
Shirlington House
Location: 4201 31st Street S.
Feedback deadline: Tomorrow (Friday)
Scale: One seven-story building with 59 units, plus seven duplexes
Details: This property already contains 436 apartments. However, Arlington-based Snell Properties is proposing to build an additional apartment building with one-, two- and three-bedroom units, plus a row of townhouse-style units fronting 31st Street S.
The site currently has 565 parking spaces and the applicant is not proposing to add any more. An SPRC meeting is scheduled for March 31.
One Rosslyn
Location: 1901 and 1911 Fort Myer Drive
Feedback deadline: Monday, March 3
Scale: Three residential towers with 854 apartments and condos, plus about 15,000 square feet of ground-floor retail and parking garages with 608 parking spots.
Details: Penzance is proposing to build one 29-story tower with 461 housing units, one 27-story tower with 311 apartments and an 82-unit condo tower 23 stories high.
Site plans were filed in November, but plans to redevelop the existing pair of office buildings constructed in the 1960s date back many years. The Arlington County Board previously approved a redevelopment proposal all the way back in 2012.
Public feedback on this project opens today and its first SPRC meeting is scheduled for March 27.
