Plans for 370-unit development on Columbia Pike could move forward in 2026

After more than two years, a proposal for a new apartment and townhouse development off of Columbia Pike is primed to start moving forward in 2026.

The project at 1001 and 1101 S. Glebe Road, first pitched in June 2023, has an updated design and the team is gearing up to begin working with the county on the proposal, Andrew Schneider, executive director of the Columbia Pike Partnership, told ARLnow.

“I think they’re really looking forward to great collaboration and support with the county in 2026,” he said.

The original pitch for the property called for a two-phase development with a total of 370 units.

The “north phase” would consist of a seven-story building with 342 studios and one- and two-bedroom apartments, and a courtyard in the middle. It would also include a 427-space parking garage and 15,000 square feet of retail space facing Columbia Pike.

The “south phase,” located south of 11th Street S., would include 24 units of two-bedroom stacked townhomes.

These are still the most up-to-date plans available on the county’s permitting website.

The northern portion of the site is currently home to an Exxon gas station, a Tiger Mart convenience store and a Midas auto repair shop, all of which are still open. A building in the parking lot at 1101 S. Glebe Road, meanwhile, is vacant and in disrepair.

While the project at the two S. Glebe Road sites prepares to move forward, another development proposal at 3401 Columbia Pike remains stalled, Schneider said.

The County Board in 2023 approved plans for a 250-unit, six-story apartment building with 4,500 square feet of ground-floor retail space, which would replace the four-story office building, bank drive-thru and parking lot currently on the site.

Demolition on the site has yet to begin, although some traffic cones were placed at the entrances to the parking lot earlier this year.

“I think they’re just waiting for the right economic moment to commence development,” Schneider said.
