The old Goodwill on S. Glebe Road has been torn down, making way for a new retail facility and affordable housing project.
Crews have completed demolition at 10 S. Glebe Road and are currently building out the foundation for the new building, which will include 128 units of affordable housing, an on-site childcare facility and a new Goodwill store and collection center.
The new store is expected to open in late 2027, while housing will become available in 2028, a spokesperson told ARLnow. The project, a collaboration between Goodwill of Greater Washington and Affordable Homes & Communities (AHC), broke ground in June.
When complete, the new facility will be the first national co-location of a Goodwill store with an attached affordable housing component. It will include 94 family-sized apartments, seven permanent supportive housing units and apartments affordable to those earning between 30% and 60% of area median income.
County Board members approved the project in February 2024. Goodwill closed its existing store on the site in fall 2025 in preparation for new development.
AHC financed the $81 million project through a variety of local, state and federal funds. The Arlington County government provided $13.6 million in grant and loan funding, while Amazon’s Housing Equity Fund contributed $12.8 million.
Goodwill financed its $16.5 million retail redevelopment through AHC’s ground lease, a construction loan from Capital One and a $1 million donation.
