Arlington County and Amazon intend to loan hundreds of millions of dollars to an unnamed affordable housing provider to purchase a Columbia Pike apartment complex.

The Barcroft Apartments, at 1130 S. George Mason Drive, is the largest market-rate-affordable apartment community in Arlington, and county officials say they have to act quickly to ensure it stays affordable for current residents.

A draft document poised to one day shape development in Pentagon City could be up for Arlington County Board consideration in February.

The document, known as the Pentagon City Sector Plan, culminates a year-plus study of the 116-acre area and the county policies governing its growth. It would replace a 45-year-old document that reached the end of its life in the shadow of Amazon’s under-construction second headquarters.

Route 1 Project Now Mostly Funded — “Virginia is making a huge financial commitment to the transformation of U.S. Route 1 as it runs through Crystal City, fulfilling a key promise officials made to Amazon.com Inc. to lure the tech giant to Arlington. The Commonwealth Transportation Board, a panel that manages state transportation funding and policy, voted unanimously Wednesday to allocate $134.4 million to fund the highway’s overhaul through 2028. The project, designed to bring at least some portion of the newly renamed Richmond Highway down to grade and make it more friendly to pedestrians, has a total estimated price tag of roughly $180 million.” [Washington Business Journal]

FAA Says Proposed HQ2 ‘Helix’ Is Okay — “The Federal Aviation Administration has no issue with the height of Amazon.com Inc.’s proposed Helix, the towering conical structure that will be a major part of HQ2’s PenPlace phase, closing the book on questions raised by the Metropolitan Washington Airports Authority.” [Washington Business Journal]

Designs for Phase 2, also known as PenPlace, are wending through Arlington County’s planning review process.

(Updated at 9:30 a.m.) Is Amazon building a flagship grocery store near HQ2? Based on photos showing the inside of the under-construction store, it sure looks like it.

Nothing has been announced, and both Amazon and building owner JBG Smith have been tight-lipped about the thus-far-unnamed grocery store that’s coming to 1550 Crystal Drive, though rumors have swirled throughout the year that Amazon is behind the store.

(Updated at 4:30 p.m.) With 800 workers completing one floor every 10 days, the first two buildings of Amazon’s HQ2 are set to reach their full height in April.

Construction began on the 2.1 million-square foot Met Park campus — the first phase of the massive Pentagon City project — in January 2020 and is still on-track to be completed in 2023, Amazon officials said during a hard hat tour today.

Arlington Is Getting an Eruv — “Two ritual enclosures that allow Shabbat-observant Jews to carry items beyond their homes are nearing completion in Northern Virginia. Kesher Israel Congregation in Georgetown is expanding its eruv, or ritual enclosure, into Arlington. Rabbi Hyim Shafner said the completed eruv will enclose Congregation Etz Hayim, Chabad Lubavitch of Alexandria-Arlington and Kol Ami: Northern Virginia Reconstructionist Community, as well as Arlington National Cemetery and The Pentagon.” [Washington Jewish Week]

County Leaders Reject ‘Defund’ Call — “At the Nov. 13 Arlington County Board meeting, speaker Evangelia Riris called on elected officials to eradicate much or all of the police department and sheriff’s office, rerouting the $119 million in annual funding to other uses. ‘We could put the money into social services that would provide a more meaningful effect onto people’s lives,’ said Riris… Arlington board members and County Manager Mark Schwartz said, in effect, thanks but no thanks.” [Sun Gazette]

Arlington County has started the process of finding a developer to lead the Crystal House Apartments redevelopment project in Crystal City.

The county seeks a “robust, experienced and trustworthy master development partner” to replace surface-level parking with 738 apartment units, most of which will be affordable housing, by January 2028, according to its request for qualifications.

Two small local businesses, a dog daycare and a coffee shop, are the first two retailers to be announced for Amazon’s HQ2.

The massive office complex in Pentagon City is still under construction, but District Dogs and RĀKO Coffee recently signed leases for the retail space, Amazon announced this morning.

Construction on the first phase of Amazon’s HQ2 in Pentagon City has reached a new milestone, as crews turn to revamping the adjacent green space.

Work on the office complex, located at the corner of 13th Street S. and S. Eads Street, remains on schedule, according to an Amazon spokesperson. The site is comprised of two, 22-story office buildings dubbed Met Park 6 and 7/8 and the forthcoming park area.

Amazon has made changes to its plan for the second phase of the company’s HQ2 in Pentagon City.

For the last eight months, Amazon has been hammering out the details of the planned second phase, on the PenPlace site at the corner of S. Eads Street and 12th Street S. Today (Thursday) it unveiled some significant tweaks it has made in response to local feedback.

(Updated 9:45 a.m.) For the first time, an alternative high school in Arlington Public Schools will have a permanent home — in the second phase of Amazon’s HQ2 in Pentagon City.

Currently located next to the Arlington Career Center building, Arlington Community High School is attended by about 300 county residents 16 and older pursuing their high school diploma.
