A new 355-unit apartment building has begun leasing in Crystal City, completing a pair of neighboring developments at the site of a former office building.
Valen, a 25-story tower at 2050 S. Bell Street, offers one-, two- and three-bedroom apartments with floor-to-ceiling windows and a rooftop pool. Its neighbor at 2051 S. Bell Street, The Zoe, began leasing last fall.
“With its distinctive glass facade and sophisticated design, Valen further redefines the National Landing skyline while providing residents with unparalleled views and luxury living spaces,” Michelle Tierce, developer JBG Smith’s executive vice president of asset management, said in a press release.
“We’re excited to welcome residents to Valen, where distinctive, elevated living meets the dynamic energy of National Landing,” she continued.
Together, Valen and The Zoe replace the Crystal Plaza One office building that formerly stood on the site.
The Arlington County Board signed off on the development project in May 2021, and JBG Smith broke ground in January 2022. The final beam was placed atop the two residential towers in February 2024.
Planned public benefits associated with the project include the following, according to past presentations.
- A public park space next to The Zoe
- $3.36 million towards the county’s Affordable Housing Investment Fund
- $137,495 toward a utility undergrounding fund
- $75,000 for a public art installation
As another condition of this development project, JBG Smith had originally agreed to financially support a new 7,200-square-foot library branch inside an existing building 1901 S. Bell Street.
At county staff members’ suggestion, however, the County Board later agreed to have the developer pay $5.8 million in lieu of the new library.
Advertised rates at Valen range from around $2,300 for a studio to around $5,400 for a three-bedroom apartment. Some units are available now, while others will become available in coming weeks.
