An office building in Crystal City has begun the process of transforming into a 195-unit multifamily building.
JBG Smith announced that construction has begun at 2200 Crystal Drive, an 11-story building that the Arlington County Board approved for conversion from offices to apartments in July 2025.
“2200 Crystal Drive is another demonstration of our ability to attract institutional capital, execute complex repositioning projects, and transform obsolete office buildings into vibrant multifamily communities,” said Matt Ginivan, executive vice president and co-head of development at JBG Smith, in a press release yesterday (Wednesday). “We have intentionally designed this project with a diverse mix of apartment homes that will complement the thriving ecosystem we have cultivated in National Landing.”
The developer declined to comment on a planned timeline for the project. The undertaking has the backing of Declaration Partners, a real estate firm supported by the billionaire philanthropist David Rubenstein, the Washington Business Journal reported.
Planned amenities include a fitness center, a kids’ playroom, a sports simulator, coworking spaces and a clubroom, according to a project page from the designer. The design also includes an entryway in part of the former Crystal City Underground, with a “ribbon” of fiber optic lights “that intuitively guides guests and visitors from the outside to the concierge.”
“Beyond this design feature, the interior design continues the theme of openness and comfort, aligning with the building’s focus on high-quality, larger units intended to appeal to young families and discerning renters wanting practical, elevated, and comfortable spaces,” the webpage says.
The project at 2200 Crystal Drive is one of two neighboring office buildings approved for conversion into other uses. The other one, at 2100 Crystal Drive, is on track to become a 12-story hotel with 344 rooms, two adjoining lobbies, a restaurant and meeting spaces.
A project page from Clark Construction places the expected completion date in 2027.
Elsewhere in Crystal City, JBG Smith is also planning to convert two office buildings at 1800 and 1901 S. Bell Street into residential buildings with a combined total 315 units. Those projects received County Board approval last week.
