A redevelopment project replacing a Clarendon office tower with an eight-story multifamily building is moving toward its next phase.
Developer Carr Properties is still on track to deliver over 300 units of housing at 3033 Wilson Blvd in early 2028, and demolition is expected to finish in August, a spokesperson told ARLnow.
The project is expected to include 6,000 square feet of ground-floor retail and 323 spaces in an existing underground parking garage, replacing a nearly 40-year-old commercial building. It received County Board approval in May 2025 and began demolition in March.
“The property will include market-leading amenities such as a co-working lounge perfect for residents who work from home, a modern fitness center, landscaped courtyard, pool deck, clubroom, and below-grade parking,” an overview of the project says.
Renderings of the planned building depict housing sitting atop an unnamed cafe with a patio area. The previous structure on the site, constructed in 1987, was home to the Clarendon UPS store and, for several months, a Mediterranean restaurant that replaced Bar Ivy.
The project, located catty-corner to the Clarendon Metro station, is a joint venture between Carr Properties and Northwestern Mutual. It was funded with a construction loan from Northwestern Mutual.
This is Carr Properties’ second residential redevelopment in Northern Virginia, joining another project at 425 Montgomery Street in Old Town Alexandria.
The undertaking at 3033 Wilson Blvd is one of several in Clarendon. At 3211 10th Street N., the Joyce Motors site is getting rebuilt into a 241-unit building, while another project is still expected at 3200 Wilson Blvd, the former home of Clarendon 54 and Arlington Beer Garden, which closed in March.
