Whether you are on the team blue or yellow line, every avid metro rider knows the importance of residing by a station. Those who want walkability to great restaurants and retail, including Costco, you don’t want to miss out on these properties perfect for rolling out of bed and onto your morning commute.

New York has Fifth Avenue, Beverly Hills has Mulholland Drive, and Arlington has Arlington Ridge Road. Situated on an iconic street known for gorgeous homes with spectacular views, this over 8,400 square-foot brick Colonial has a stately presence. Being only a 15 minute walk to the metro, you don’t have to sacrifice bed & bath count for convenience.

The 1950-1980s Arlington condominium buildings got many things right – expansive floorplans, designated dining areas, grand balconies and storage for days. This Horizon House condo includes all of these luxuries, but upgraded with modern finishes and design.

Anytime I show a condo at The Representative, I am transported to a world of 1970s glamour. With Italian marble inlaid flooring, floor to ceiling windows, custom closets and a wrap-around balcony, the true showstopper is the view. The Washington Monument and Air Force Memorial are all visible from the comfort of the living room.

This 1930s Cape Cod brings old-timey charm mixed with modern-day creature comforts. Greeted by a large front porch, once inside hardwood floors, arched doorways and wainscoting along the dining room all gleam. Other than being centrally located, the home includes the conveniences of EV charging and solar panels.

Priced lower than most one-bedroom condos in the county, this renovated unit is perfect for any commuter looking for walkability with extra room at a great price. The bright and clean finishes throughout give the condo an open and spacious feel. Bonus: the condo association fee includes ALL utilities.

One of the most sought-after features in today’s real estate market isn’t just about square footage or finishes, it’s about location, location location… and more specifically, walkability.

Imagine stepping outside your front door and strolling to your favorite café, grabbing groceries without ever starting your car, or walking your kids to the nearby park. Arlington homes with high walkability offer not only a place to live, but a certain way of life. Linked below are a collection of townhomes and detached homes that are on the market now and place you just steps away from various locations along the Rosslyn-Ballston corridor. (…Many of these coincidently have had recent price improvements, providing an even more exciting opportunity.)

An Arlington craftsman is turning 100 years old and is celebrating by finding a new, loving owner. Built in 1925, 3406 3rd Street North, presented by Natalie Roy of KW Metro Center, is currently listed for $1,390,000. Situated in the heart of Ashton Heights, this is a rare opportunity for new life to be brought into a historic gem.

When this stately home first hit the market a century ago, The Washington Star classified advertisement read, “Price $7,950, with easy terms, and will include Essex touring car until Monday.” According to the Bureau of Labor Statistics’ inflation calculator, the original asking price is equivalent to about $147,500 today (and that price includes a snazzy vehicle, too).

This home’s history didn’t end there. In 1987, the property was expanded and updated by Arlington architect T.W. Wallace, who won a prestigious award for the renovation.

Being sold as-is, the five-bedroom property has a mix of updated systems with original characteristics. The main floors are the original early 20th century hardwood, while the appliances have been brought into the 21st. This home is meant for an owner to make it their own, while pulling inspiration from its sturdy and unique bones.

There are a few homes for sale celebrating their centennial in Arlington:

In an area saturated with new developments, there is a desire amongst many for reminders of yesteryear. Do you live in a home with some super rad, old-school features, or believe there is a property in your neighborhood that deserves historic designation? I would love to hear about it and possibly feature in the future! Please email [email protected].

Spring is in full swing and the countdown to pool season has officially begun. ARLnow readers voted on their favorite swimming spots across Arlington, and whether you’re dreaming of strolling to your neighborhood pool or lounging in your own private oasis, I’ve rounded up some great real estate options to help you live your best summer life.

Important tip: Many of Arlington’s private community pools have multi-year waitlists (yes, years), and some even use lottery systems for new memberships — so living nearby doesn’t always mean instant access. But it does mean you’ll be first in line when your name finally comes up!

Overlee Community Pool

Overlee has 4 pools, a clubhouse and grounds for recreational swimming, beach volleyball, social events, and casual fun. Located in the Westover area, it’s surrounded by charming bungalows, parks, and coffee shops.

  • Need to know: Very competitive waitlist
  • Live nearby:
    • 1453 N Lancaster St — 5 Beds/5.5 Baths — $1,999,900
Presented by Dean Yeonas, Yeonas & Shafran Real Estate, LLC

Donaldson Run Pool

This tucked-away gem in North Arlington is beloved for its peaceful setting, close-knit community, and park-like surroundings.

  • Need to know: Waitlist applies. Memberships here are practically heirlooms.
  • Live nearby:
    • 2664 Marcey Rd – 5 Beds/4.5 Baths – $2,800,000, Presented by Sahba Samimi, Right Address Realty
    • 3959 26th St N — 3 Beds/2 Baths – $1,249,000, Presented by Betsy Twigg, Corcoran McEnearney

Dominion Hills Pool

A longtime community favorite, Dominion Hills Pool has a friendly vibe and classic neighborhood energy. It’s a great fit for those looking for something a little more laid-back — with easy access to parks and trails.

  • Need to know: Waitlist still active, but membership turnover has been moving in recent years.
  • Live nearby:
    • 949 Patrick Henry Dr — 5 Beds/3.5 Baths – $1,600,000, Presented by Timothy Pierson, KW United

In an area so transient, it is almost hard to believe that one Arlington couple called a single Maywood house “home” for almost 80 years.

2114 N. Oakland Street, presented by Nancy Murphy, Weichert, has hit the market for the first time since the original owner’s purchased, what was then ‘new construction’, in 1932.

Nestled behind beloved Cherrydale Hardware, this Clifton Model Sears home was once described ‘as practical and up to date as it is beautiful and unique’ by the 1930s Sears Roebuck and Company catalog. The bungalow still features oak floors, arched doorways, original kitchen cabinetry and five-foot tall craftsman style windows — all things difficult to order off our modern catalog, Amazon! The home’s element I appreciate the most is the owners’ obvious care that they placed into their lifelong abode.

Houses often trade hands over decades, or meet their end: a bulldozer, but like 2114 N. Oakland, there are plenty of homes that have currently hit the Arlington market for the first time in generations.

One thing these properties all feature — a charm only found in a well-loved home.

In a world of Real Estate Tik-Tok tours, “Giant White Houses”, and muted paint colors, it is refreshing to see homes that are noticeably lived in. That’s the main point of owning a home, right? A place to gather your family and friends, make your own and let memories build up its foundation.

But, it is often difficult for people to see where they “fit” amongst decades of design choices and outdated fixtures. So, I challenge buyers to see it as “what can I add?” to make this house my home, rather than “what do I need to strip of its past?” I find the exercise far less daunting, and a lot more fun.

If you are currently struggling to find homes that you see yourself living in, especially within your budget, let’s chat. A creative eye and smart approach can make any house a dream one — even for 80 years!

There are many fantastic home builders in the Arlington real estate market, today I am featuring just four of my favorites.

Building your dream home is one of the most exciting and significant decisions you will ever make. But before you start picking out paint colors or choosing countertops, there’s one crucial choice that lays the foundation for everything else: selecting the right home builder.

A quality home builder can make all the difference in ensuring your project goes smoothly, stays on budget, and results in a home that will stand the test of time and be the right fit for you and your family.

Below I will give some history and property examples for four of my favorite local builders who build a wonderful product (in my opinion.) I have also included their active listings, many of which are finished and available for private tours.

*It is rare for these builders to have completed homes available for tours simultaneously, as most new build homes are pre-sold.*

If you would like a private tour of any of these properties or are curious about these builder’s off market pipeline, please reach out to Jean Ropp at [email protected].
