Coral Gundlach here with Coral Gundlach Homes at Compass in Arlington. I’ve been an Arlington homeowner since 2001 and a Realtor since 2004. I love this real estate market, even though it has its challenges.

Happy May 3! Fortunately, no corny Star Wars jokes are allowed, until tomorrow.

The real estate market in Arlington continues to have plenty of action, though it has calmed a bit with the rise in interest rates. Buyers are still out here looking, but sometimes thinking things over for more than an hour or two. There is a slight uptick in inventory, typical for this time of year but no great influx compared to past years, and we are still historically low.

We currently have a total of 252 listings Active in the MLS in Arlington as of the time I am writing this, and a total of 65 listed or re-listed in the last week. These numbers will likely change by publication.

Detached listings:

  • Of those 252, 111 listings are detached single-family homes, ranging in price from $660,000 to $4,900,000.
  • Only 29 of these were listed in the past week.
  • 15 homes went under contract in the last week, and 9 of those went straight to Pending rather than Active Under Contract, indicating solid offers with no contingencies.

Condos and Co-ops:

There are 120 Condos/Co-ops currently active. 113 of those are condos. There were 25 condos and 2 co-ops listed in the last week. 28 went under contract in the last week. For condos, prices range from $235,000 for a 533 square foot one bedroom in The Chatham, built in 1965 with fees of $432/month to $1,395,000 for a 2 bed/2 bath 1,600 square foot 2013 built unit in Gaslight Square. Fees are $730/month.

Townhouse listings:

This week we will dive deeper into details of the townhouse listings and feature my latest listing, a Ballston Townhouse gem in Ballston Oak at 1134 North Stuart Street #1 in the 22201 zip code.

Of the non-condo townhouse segment, there are only 18 active in Arlington. Only 6 of those were newly listed and only 4 went under contract in the last week — 2 Pending, 2 Active Under contract. The new listings range in price from $565,000 for a 2 bed/2 bath in the Barcroft area in 22204, around 1,000 square feet with HOA fees of $158/month to our featured listing which is a 3 bedroom/3 bath, 2017 built townhouse in Ballston for $1,350,000. HOA fees are $192/month.

It is loaded with features that make it feel brand new, a gourmet kitchen with quartz counters, top-of-the-line appliances, an open floor plan, solid oak flooring, and a 2-car garage.  The roof deck is extraordinary, with sweeping views, a pergola, rooftop garden and so much space for entertaining in warmer weather.

Virginia’s senators are stepping up efforts to nix a proposal to add five more round-trip flights to Reagan National Airport.

Sen. Tim Kaine — with the support of fellow Virginia Sen. Mark Warner and five other Democratic senators from Maryland, Colorado and Illinois — has proposed to strike the extra flights from a bill to reauthorize the Federal Aviation Administration (FAA).

A pedestrian bridge in the Shirlington area is back open after a mini rehabilitation project.

The S. Nelson Street bridge — which spans Four Mile Run, connecting Shirlington with Jennie Dean Park and the Green Valley neighborhood — closed over the winter.

Anyone planning on imbibing on Cinco de Mayo may want to bookmark this page: the Washington Regional Alcohol Program (WRAP) is offering its free SoberRide program for the upcoming holiday.

Cinco de Mayo is, as the name suggests, this Sunday, May 5. The SoberRide program will start at noon on Sunday and continue until midnight.

Dog Dies After Prescription Mix-up — “An Arlington, Virginia, woman says her 10-year-old Cavalier King Charles spaniel died after a veterinarian prescribed one medication but a CVS pharmacy dispensed a different drug.” [WTOP]

Suspicious Person Call Leads to Drug Arrest — “Two individuals gained entry to a hotel room and subsequently departed the property after being detected by an employee. A lookout for the suspects was broadcast and officers located one of the suspects walking in the area. He was detained and provided false identifying information to law enforcement. During the course of the investigation, suspected narcotics and credit cards not belonging to the suspect were recovered.” [ACPD, Twitter]

GOP Expects to Have Board Candidate — “Arlington Republicans have a candidate for County Board this year. After all my cajoling, a Republican has stepped forward to carry our banner to voters across Arlington. On housing, on crime, on education, and on quality of life issues — you and I will have someone to represent our principles on the ballot this year.” [Arlington GOP]

Commission Mulls Gaza Statement — “There might be another jurisdictional battle shaping up when it comes to the county’s appointed Human Rights Commission. Commission members on May 9 are expected to consider their options in weighing in on the current Mideast situation, having been asked by pro-Palestinian activists to support a resolution calling for a ceasefire between Israel and the Hamas forces that govern Gaza. If the commission does move forward aggressively, it could bring further tension with Arlington elected officials.” [Gazette Leader]

Sierra Club Endorsements — From a press release: “Sierra Club’s Virginia Chapter announces its endorsement of Julius ‘JD’ Spain Sr. (First) and Tenley Peterson (Second) in the ranked-choice Democratic Primary for a single County Board seat. The Sierra Club’s endorsement process included a detailed questionnaire and in-person interviews, followed by discussion and voting at the local and state level.”

Local Baker Profiled — “Flowers are a wonderful gift, but Jamaliyyih Perez offers something just as pretty that’s tasty, too. Her jumbo cupcakes with buttercream frosting are decorated to resemble gorgeous blossoms, such as roses, hydrangeas, sunflowers, tulips, peonies and chrysanthemums.” [Arlington Magazine]

Report Details Abuse at F.C. Church — “The report is filled with documentation of alleged sexual abuse perpetrated on many Falls Church teenage boys by youth minister Jeffrey T. Taylor for much of the 1990s. Taylor had founded and led the youth group known as Cornerstone, which gained wide popularity among teens in Falls Church for a good portion of that decade.” [Falls Church News-Press]

Alexandria Is Getting a Tax Hike, Too — “The operating budget totals $926.4 million — a 4.8% increase over last year’s budget. That budget included a 2.5-cent increase in the real estate tax, meaning the average single-family homeowner will pay $483 more than last year.” [ALXnow]
