An “American fine dining restaurant” is filing the old P. Brennan’s space on Columbia Pike.
A family-owned eatery is looking to open by the end of the year at 2910 Columbia Pike. From 2010 to 2017, that address was the home of P. Brennan’s Irish Pub and Restaurant. However, the cavernous, two-level space has remained business-less for the last five years.

A new acoustic concert series is set to start strumming at Virginia Highlands Park.
“National Landing Unplugged” brings the Winchester, Va.-based string trio of Dunlap & Mabe to the Pentagon City area this Sunday (Sept. 4) for the first of five Sunday afternoon acoustic concerts happening this fall.

I’d like to share some market insight. Let’s begin with a brief overview of the three upcoming Arlington condominium projects in the planning stages for Arlington…
One Rosslyn: Approximately 70 units, Average Size 1800 sq ft, 1 Bed + Den – 3 Bed
1501 Langston Blvd: Approximately 90 units, Average size 1700 sq ft, 1-3 Bed
Potomac Overlook (Formerly Key Bridge Marriott): 100 units+, Average Size 2000 sq ft, 1 Bed + Den – 3 Bed+
All three projects will have the benefit of the extended building height afforded in Rosslyn over DC and the rest of Arlington, and therefore will be built in concrete and boast Potomac River/DC views.
Concurrently, the target market for many of these includes urbanized singles and couples as well as downsizing empty nesters. The baby boomer generation has raised their children in Northern Virginia and they want to be rid of the suburban house. They would have done it years ago but there wasn’t a for-sale option that suited due to the interruption of COVID-19. Arlington has everything they want, and they don’t have to uproot their personal or social lives to make a lifestyle change. They have significant equity in their homes, have built financial wealth, and are essentially unaffected by interest rates. They can pay cash for what they want.
Condominiums designed for this luxury group are some of the only condominium projects that work in today’s market due to several converging factors. The first is that construction costs are up 30%+, and concrete is one of the most expensive components. They skyrocketed after COVID-19, and although they are no longer rising as steadily, they are stubbornly elevated. Most existing condo stock in Arlington could not be built today for what they are currently selling for in the marketplace. (more…)

Arlington Woman Turns 107 — “What’s the secret to living a long and healthy life? Just ask Vera Punke! Vera just turned 107-years-old and celebrated her big milestone with a birthday party Wednesday in Arlington, Virginia. ‘I tell you – I don’t feel any different than when I was 100!’ she told FOX 5.” [Fox 5]
Labor Day Weekend Closures — “Arlington residents will bid farewell to summer as the season unofficially ends with Labor Day weekend. As families hold backyard barbecues or head to the beach for some late summer fun, there will be various closures for the holiday. Labor Day falls on Monday, Sept. 5, when Arlington County government offices will be closed along with other services. Some other services like transit will be open with schedule changes.” [Patch, WMATA]

You’ll have to walk an extra block to get your pumpkin spice fix in Rosslyn this afternoon.
The standalone Starbucks store on N. Oak Street has been evacuated after reports of elevated carbon monoxide levels in the building. Firefighters are working to determine the source of the apparent leak and Washington Gas crews are on the way to the scene.
St. Agnes Catholic Church in Arlington, VA is starting a running & walking group. The first event is a 3-mile route on May 14 (Thr) at 7pm starting (and ending at) at Courthaus Social (2300 Clarendon Blvd, Arlington, VA 22201) near Court House Metro. We will run/walk to the Marine Corps Memorial and back. Extra points if you wear Catholic swag (e.g., Notre Dame t-shirt, Georgetown jersey, your hometown elementary school shirt). A new wine shop is getting ready to be uncorked in Clarendon this fall.
The aptly named “Clarendon Wine Club” is moving into 1114 N. Irving Street just off the main Wilson Blvd drag. It’s just a couple of doors down from O’Sullivan’s Irish Pub and around the corner from the recently revamped Clarendon Ballroom.

(Updated at 1:20 p.m.) An alleged Wednesday evening carjacking attempt led to a crash and an arrest in Pentagon City.
Police say a suspect who was armed with a gun tried to forcefully take a car from a driver at the intersection of 12th Street S. and S. Fern Street, near the future Amazon HQ2 campus and the DEA headquarters.

The once-hot real estate market in Northern Virginia is cooling as interest rates rise.
The median home sale price dipped slightly in July. While Arlington’s stats did not include a price drop — prices here have held up better than the outer suburbs — the number of home sales dropped.
Lengthy Sentence for Office Shooter — “Convicted murderer Mumeet Muhammad was sentenced Wednesday to serve 45 years in prison for shooting and wounding his ex-girlfriend in her Arlington, Virginia, office in 2019. Muhammad forced his way into the woman’s office in Crystal City on Aug. 28, 2019, and shot the woman. Muhammad also was shot by police… Arlington County prosecutors had sought life in prison for Muhammad.” [WTOP]
Rents Keeping Going Higher — “Apartment renters in Arlington, typically, are still paying the highest rates in the Washington region, and prices keep on heading higher. The median rental prices of $2,151 for a one-bedroom unit and $2,573 for two bedrooms in Arlington were the highest in the metro area… Arlington’s year-over-year rate of appreciation stood at 9.7 percent.” [Sun Gazette]
