Two recent crashes involving pedestrians have underlined longstanding concerns about traffic safety along Langston Blvd.

Both incidents — one involving a teenager and one involving a garbage truck that reportedly knocked a man unconscious — occurred along a 0.7-mile stretch of the highway that lacks traffic signals.

Northern VA & Arlington Inventory is Being Absorbed Faster

After four straight quarters of double-digit decreases in year-over-year absorption, the Northern VA and Arlington markets saw a ~8% increase in absorption rate.

What this means: Demand increased in Q1

Northern VA & Arlington New Listing Volume is Declining

After a promising trend of six straight quarters of year-over-year increases in the number of homes listed for sale in Northern VA, new listing activity fell by ~1% each of the previous two quarters.

What this means: Sellers have less competition, buyers have fewer choices

Washington DC Condo Absorption is Plummeting

The absorption rate for DC condos has declined year-over-year for 16 quarters straight and 23 out of the past 26 quarters.

What this means: It is difficult to find buyers for DC condos

Washington DC Condo Inventory Declined Slightly

Total inventory declined by 3.4% year-over-year, the first quarterly drop since Q4 2023. Still, there were great than 2x more condos for sale in DC in Q1 2026 than Q1 2020

What this means: Motivated sellers must compete aggressively with each other for buyers

Washington DC Condos Keep Getting Cheaper

The average price of a DC condo listed for sale is 9.4% less than it was in Q1 2025 and ~9% less than it was ten years ago.

What this means: Even lowering the price won’t guarantee a buyer

Arlington’s recent commemoration of World War II hero Doris “Dorie” Miller came with a homework assignment.

Miller, from whom one of Arlington’s American Legion posts takes name, was awarded the Navy Cross for his heroism during the 1941 attack on Pearl Harbor. But likely owing to the prevailing racial attitudes of the time, he did not receive the Medal of Honor, the nation’s highest military decoration.

A new restorative justice program is focusing on the needs of people who have suffered domestic and sexual violence in Arlington.

The pilot initiative, launched by the nonprofits Restorative Arlington and Doorways through a $1.5 million federal grant, offers more pathways to justice for survivors of intimate partner violence, stalking and dating violence.


Around Town

A restaurant and bar providing diners with a classy, but easygoing, night out aims to celebrate its grand opening this weekend.

Hyde Social — named after Clarendon’s namesake, first Earl of Clarendon Edward Hyde — is scheduled to open at 4 p.m. this Friday at 3100 Clarendon Blvd. Co-owner John Cerrito said the restaurant plans to serve appetizers, drinks and entrees in a relaxed atmosphere.

Battery-powered bikes are helping to propel Capital Bikeshare to record passenger totals in Arlington and across the D.C. area.

In August, ridership on e-bikes for the first time exceeded that of traditional (pedal-only) bicycles in the county and across Capital Bikeshare’s service area, members of the county’s Bicycle Advisory Committee were told Oct. 7.
