Yesterday’s Winter Storm Watch has been upgraded to a Winter Storm Warning.
The winter storm that has been causing major problems in Texas and the central U.S. is making its way towards the D.C. area on its march up to New England. It’s expected to drop 3-6 inches of snow on Arlington and the immediate D.C. area before the precipitation switches to sleet and freezing rain.

Many of you have asked about best practices when it comes to buying a new condominium. Some of us only want new and are willing to pay a premium for the best in current design. There are several recommendations and insights here that will help you get what you want.
First decide what type of condominium you need… size, number of bedrooms, bathrooms, parking needs, or separate office, followed by a list of wants such as level of building service, amenities on-site, space for dining for six, balcony, open floor plan, and natural light. (Here she goes again.) Not to be sexist about it, but females generally are better shoppers and come with a preconceived set of non-negotiables.
Identify the areas you would consider living, such as Arlington or Old Town… but not wanting to go as far as Tysons, Reston, or DC. People don’t buy condominiums in places they aren’t familiar with or already spend time in, unless relocating entirely. Many upcoming communities put up signage and a website first which makes early interest hyperlocal. Register as a VIP on the website early and you will get regular communication, time to consider the offering, and learn when pre-sale will begin.
Once open, come early in pre-sale. You’ll get the pick of the litter. This is particularly important if you want something larger and are interested in the best views. Prospects are smart and pick the best floorplans first. If you have some idea of your ideal size and price point it makes good use of everyone’s time. Once you make a selection, expect to leave a 10% deposit as this is pretty standard in the industry. The developer generally has their own contract and it’s written much in their favor but not unreasonably so. Pricing this early is usually not negotiable… the price is the price. But you can purchase with some confidence since all buyers are getting the same terms and the developer has a shared interest in protecting values through delivery while sales are ongoing.
You do not need to be fully qualified for financing to come out and look but it’s wise to have some idea of what you can afford. Most builders give incentives for paying cash or using their title company and lenders. Often your contract might even offer a short financing contingency in exchange for considering them.
Once firmly under contract, a buyer might have 12- 18 months to prepare for the move. How blissful. This is one of the best parts of buying early in pre-sale. Moving is daunting, especially if you have been in your current homes for 30 years and the thought of moving seems excruciating. Decide what to take, sell/donate, and hire a proper interior designer to space plan and create a unique home that reflects your tastes. All with the time to do it properly.
Something to note. Finishes have gotten more high end, brands carry weight, and there is less customization offered these days. Gone are the days of going to a design center. If you know you are getting a Sub Zero refrigerator included you probably won’t ask if there are other options available. (more…)

Arlington County police are stepping up patrols around Crystal City and surrounding neighborhoods amid a rash of carjackings.
There have been 18 carjackings in Arlington since January 2020, the police department said, compared to three total over from 2018 to 2019. Most — 13 out of 18 — have occurred along the Route 1 corridor, including 7 in the immediate vicinity of the Pentagon City mall.

Arts Group Pushing for New Venue — “As part of its recently adopted strategic plan, [Embracing Arlington Arts] plans to use the coming three years to build community support for a performing-arts venue that would include a black-box theater and ancillary classroom and office space. APS Changing Student Camera Policy — “In response to challenges teachers are experiencing engaging students with cameras off, we have adapted our policy regarding the use of cameras during instruction time, based on input we have received from teachers, staff, parents, the Distance Learning Task Force, and advisory committee members. We are asking teachers to encourage students to turn on their cameras during synchronous instruction and while directly engaging with peers and staff.” [Arlington Public Schools]
Police say the man — 27-year-old Oscar Flores — went missing after being last seen Saturday night “in the area of the Dulles Toll Road and Wolf Trap in Fairfax County.”
“Mr. Flores is described as a White male, 6’2″, 160 lbs., with brown hair and blue eyes,” ACPD said in a press release Tuesday evening. “He was last seen wearing a black long sleeve shirt, dark pants, and dark work boots. Police and family are concerned for his health and welfare.”

(Updated at 4:45 p.m.) Arlington’s vaccination effort is continuing at a steady pace, but it could still be months before the majority of local residents are eligible to be vaccinated.
As of this morning, 26,180 vaccine doses have been administered in Arlington, and 7,549 people have received both vaccine shots, according to Virginia Dept. of Health data. About 750 doses per day have been administered over the past week. At the current rate of second doses, it would take 481 days to fully vaccinate the remainder of Arlington’s adult population.
Arlington is under a Winter Storm Watch from Wednesday night until Thursday night.
The watch was issued shortly before 3 p.m. Tuesday. Forecasters say five or more inches of snow, plus some ice accumulation, is possible in the D.C. area during that timeframe.
Police are looking for a man who allegedly exposed himself to a girl in the Cherrydale area late last week.
The incident happened around 12:3o p.m. Friday on the 3200 block of Lee Highway. Police say the man called the girl over to his car to ask for directions, then grabbed her phone.
Mi & Yu Noodle Bar at Ballston Quarter is now closed permanently, owner Edward Kim confirms to ARLnow.
The eatery was the first to open at Ballston Quarter’s “Quarter Market” food hall in March 2019. It was the establishment’s only location outside of Baltimore, Maryland.
