Question: How does home value appreciation vary in Arlington by property type?
Answer: The Arlington VA housing market has appreciated by an average price of 49% and a median price of 39% over a ten-year period, but that appreciation is not evenly distributed across all property types.
Detached Homes Appreciate Over 60%
Those who spend the most on a home benefit from the highest appreciation rates, with detached home appreciation of 60%+ over the course of a decade, and new detached homes appreciating the most of any property type, at 65%.
Condos Appreciate 1-2% Annually
The worst performing category over ten years in Arlington is the one-bedroom condo, with appreciation close to 1% annually and just 15% over ten years. Two-bedroom condos perform moderately better, with an average annual appreciation closer to 2% at 28% over ten years.
Townhouses are the Goldilocks Property Type
More expensive than condos and less expensive than detached homes, townhouse/semi-detached properties fall right in the middle of cost and ten-year rate of appreciation, coming in at 40% over ten years. (more…)
The annual Rosslyn Jazz Fest is not being held as the usual large public event this year. But it is returning in a different form next week.
Now called the Jazz Supper Club, it has been transformed into a virtual and socially-distant event. On Wednesday, Sept. 23 and 30, there will be outdoor jazz in Rosslyn — albeit in smaller settings. Groups will play at two outdoor dining venues around dinner time, with the performances live-streamed online.
Join Jadin O’Brien, Olympic athlete, 3x NCAA pentathlon champion and 10x All-American (heptathlon) winner for this in-person and virtual 5K. This event is sponsored by The Alex Manfull Fund to raise awareness and advance research on debilitating infection-associated neuroimmune disorders (including PANS and PANDAS) that affect young people. The 5K is part of the organization’s 36 Hours for PANS and PANDAS Advocacy in Motion event. Runners will receive a Finisher’s Medal, Technical (Drifit) Event Shirt and A Chip Timed Event. The event commemorates the life of Alex Manfull, who died at age 26 due to PANDAS. Soon after the nation began to quarantine after COVID-19 hit in March, it didn’t take long for advocates and pundits to prognosticate on the effects on the elections and campaigning.
Combined with the US Post Office crisis, it looked as if the elections would be just one more oddity to add to the list of disastrous outcomes of 2020. With only 49 days until Election Day, and three days before early in-person voting starts in Arlington, voting advocates are working overtime to build energy and turnout to achieve our desired results.

The newly-built Lubber Run Community Center remains shuttered, but the new playground and athletic courts outside of it quietly opened over the weekend.
“After five years of planning and development, the new amenities at Lubber Run Park are open,” Arlington County Dept. of Parks and Recreation spokeswoman Susan Kalish confirmed to ARLnow.

Question: I’ve seen a lot more condos come to market and also some staying on market longer than before, is that part of a larger trend in the condo market?

Eclairons, a new French pastry shop, opened in the former Bean Good space in Rosslyn earlier this month.
The restaurant, at 1737 Wilson Blvd in the Colonial Village Shopping Center, serves coffee and baked goods. Signs posted earlier this year, near the start of the pandemic, said it would also serve breakfast, lunch and dinner.
(Updated at 11:30 p.m.) The County Board over the weekend approved a zoning change that will make life a bit easier for owners of a few hundred duplexes in Arlington.
The change affects “non-conforming” duplexes in certain zoning districts, which under existing zoning code were prohibited from any exterior change or expansion without permission of the county’s Board of Zoning Appeals. Single-family home owners in the same districts are allowed to make such changes by right, without a zoning variance.
