What defines luxury in housing? It’s perhaps the most overused word in the English language. I recently saw a sign for “Affordable Luxury Apartments” and smiled to myself. Arlington, particularly Rosslyn, with communities like Turnberry Tower, Pierce, and Gaslight Square, has achieved critical mass in luxury condominium options. The condo market in Arlington continues to get better, consumers demand more thoughtful design, and local product becomes more desirable. For new condominiums, luxury is really made up of two factors: price point of the offering (a reflection of location, unit finishes and quality of plan), and condo fees (amenities, level of service.)
Pricing is predominantly set by the location. A majority of value is determined by neighborhood desirability, socio-economics of its residents, quality of schools, convenience to employment, retail, transit, market factors, and social centers. Arlington has all of these in spades!
A sliver of an apartment building is being proposed for Crystal City along Route 1.
Developer Dweck Properties proposes to construct a new, 412,975-square-foot building with 403 residential units and additional mixed-use space near the existing Crystal Plaza Apartments (2111 Richmond Hwy), according to an application filed with Arlington County on May 3.
NAACP Grant for More Trees — “Today the local branch of the oldest and largest civil rights organization in America announced a $60,000 charitable contribution to EcoAction Arlington, which was founded in 1978 and whose mission focuses on encouraging environmentally-friendly behaviors, ensuring environmental justice, and addressing the climate crisis. Seat Belt Enforcement Campaign — “As the Memorial Day holiday approaches, the Arlington County Police Department is again partnering with the U.S. Department of Transportation’s National Highway Traffic Safety Administration to remind motorists about the importance of seat belt use. The high-visibility Click It or Ticket seat belt campaign, which coincides with the busy travel season, runs from May 22 through June 4, 2023.” [ACPD]

A bill introduced last week in Congress would “allow 28 more flights daily and permit airlines to offer more long-distance service out of National Airport, where federal rules allow only a handful of flights to operate beyond a 1,250-mile perimeter,” the Washington Post reported.
