(Updated at 3 p.m.) Some local businesses are making it through the pandemic just fine, but others are still struggling.

Restaurants — particularly those that rely on sit-down and bar business — are among the hardest hit. In New York City, a new report said that 9 in 10 restaurants couldn’t pay their August rent. Here in Arlington, one long-time local restaurant owner estimated in April that 30-40% of restaurants could ultimately close as a result of the pandemic.

Question: How does home value appreciation vary in Arlington by property type?

Answer: The Arlington VA housing market has appreciated by an average price of 49% and a median price of 39% over a ten-year period, but that appreciation is not evenly distributed across all property types.

Detached Homes Appreciate Over 60%

Those who spend the most on a home benefit from the highest appreciation rates, with detached home appreciation of 60%+ over the course of a decade, and new detached homes appreciating the most of any property type, at 65%.

Condos Appreciate 1-2% Annually

The worst performing category over ten years in Arlington is the one-bedroom condo, with appreciation close to 1% annually and just 15% over ten years. Two-bedroom condos perform moderately better, with an average annual appreciation closer to 2% at 28% over ten years.

Townhouses are the Goldilocks Property Type

More expensive than condos and less expensive than detached homes, townhouse/semi-detached properties fall right in the middle of cost and ten-year rate of appreciation, coming in at 40% over ten years. (more…)

Crystal City Water Park to Get Big Upgrade — “JBG Smith Properties is pitching a major makeover for a small park at the heart of its Crystal City holdings, envisioning some new retail and even a bar atop a water feature. The developer filed plans with Arlington County earlier this month requesting an additional 6,100 square feet of density for the 1.6-acre park, located across the street from JBG Smith’s massive ‘Central District’ project at 1770 Crystal Drive.” [Washington Business Journal, Twitter]

A longtime Arlington boutique recently hosted “Chic in Shirlington,” an event for local women to model its clothes after seeing a decline in customers during the pandemic.

Sheyla’s Luxury Boutique has been a part of the Arlington community for 16 years, but over the past few months, Sheyla Voye, owner of the boutique, hasn’t seen many of her customers.

At the beginning of this month, Metro took a step into the 21st Century by allowing SmarTrip to be added to Apple Wallets.

A Google spokesperson also said they plan to roll out a Google Pay version later this year. This move has significant short term benefits, some improvements that are needed to improve equity, and in the long term will provide a significant boost to the efficiency of our entire bus system.

As the nation continues to face a reckoning about race and police shootings, Arlington’s new Police Practices Group is seeking feedback on how local law enforcement is performing.

The work group has rolled out a community feedback form that allows Arlington residents to weigh in on topics like use of force, police training, body cameras, mental health, traffic enforcement and a potential civilian review board.
