In a string of strong postseason performances, the Meridian Mustangs saved their best for last.

With a season-best 18-hole team score of 297, the high-school golfers won their first state championship. It was an unexpected turn of events, given how the season began, but the team ultimately hit its stride and never looked back.

Elected leaders and other stakeholders from Montgomery County, Md. were in Arlington last week to tour examples of “missing middle” housing.

The tour did not include any construction projects started under Arlington’s Expanded Housing Options, which a judge overturned last month, putting the completion of such projects in doubt. Instead, it focused on the look, feel and impact of two other examples of housing densification in South Arlington.

Answer: After a year where market conditions softened in favor of buyers, the Northern VA real estate market became more favorable for sellers in the first quarter of 2026, while the Washington DC condo market continued to reel.

Northern VA & Arlington Inventory is Being Absorbed Faster

After four straight quarters of double-digit decreases in year-over-year absorption, the Northern VA and Arlington markets saw a ~8% increase in absorption rate.

What this means: Demand increased in Q1

Northern VA & Arlington New Listing Volume is Declining

After a promising trend of six straight quarters of year-over-year increases in the number of homes listed for sale in Northern VA, new listing activity fell by ~1% each of the previous two quarters.

What this means: Sellers have less competition, buyers have fewer choices

Washington DC Condo Absorption is Plummeting

The absorption rate for DC condos has declined year-over-year for 16 quarters straight and 23 out of the past 26 quarters.

What this means: It is difficult to find buyers for DC condos

Washington DC Condo Inventory Declined Slightly

Total inventory declined by 3.4% year-over-year, the first quarterly drop since Q4 2023. Still, there were great than 2x more condos for sale in DC in Q1 2026 than Q1 2020

What this means: Motivated sellers must compete aggressively with each other for buyers

Washington DC Condos Keep Getting Cheaper

The average price of a DC condo listed for sale is 9.4% less than it was in Q1 2025 and ~9% less than it was ten years ago.

What this means: Even lowering the price won’t guarantee a buyer

An Ohio man has been arrested and charged with raping a woman in a Rosslyn area apartment last year.

The crime happened in the early morning hours of Oct. 29, 2023, after police say an “unknown male suspect gained entry to the victim’s residence, entered her bedroom… then raped the victim before fleeing the residence on foot.”

More county staff will be deployed on weekends to keep the nightlife scene in Clarendon lively for patrons while more proactively addressing concerns of those who live nearby.

Upcoming efforts likely will include having code-enforcement and fire-marshal personnel on hand to immediately respond to issues that arise, officials say.


Weather

An ongoing lack of rain — three weeks and counting — combined with westerly winds will present a fire danger on Thursday.

Forecasters say the brush fires could spread quickly given the expected conditions tomorrow. Residents are being asked to carefully dispose of flammable items like cigarette butts and matches — and even to keep cars off of dry grass.


Around Town

The last weekend to enjoy fresh pizza and drinks from a new restaurant on the Potomac River is coming up.

Catboat Pizza Bar’s last planned day of service is this Saturday, co-owner Max Zuckerman told ARLnow. The seasonal waterfront pizzeria first opened on Memorial Day weekend at 1 Marina Drive in Alexandria, with spacious, all-outdoor seating and views from the Washington Sailing Marina.

The ratings in the new AARP Livability Index, both good and bad, largely track with the findings of an ongoing Arlington County study into what residents value.

An arrest has been made in connection to the after-hours theft of more than 25 cellphones from a store in the Lee-Harrison Shopping Center.

A 25-year-old suspect was apprehended yesterday (Tuesday) as police executed a search warrant, police said. It happened at a house on N. Florida Street, in the Yorktown neighborhood, less than half a mile from the electronics store he is accused of burglarizing earlier this month, a witness told ARLnow.
