Traffic

(Updated at 4:05 p.m.) Police and firefighters are on scene of a major crash at the intersection of Columbia Pike and S. Glebe Road.

The westbound lanes of Columbia Pike and at least one northbound lane of Glebe are blocked by the crash and the emergency activity. Drivers should expect significant evening rush hour traffic impacts in the area.

A new arts space, paid for in-part by Arlington County and run by George Mason University, is coming to Virginia Square.

The Latitude Arts Space is an art installation planned for the southeast corner of Latitude Apartments (3601-2625 N. Fairfax Drive). The site will be operated by the GMU College of Visual and Performing Arts.

Question: Do you expect the housing market to continue at its current pace through the summer?

Answer: Buyers throughout Northern VA have faced stiff competition so far in 2026, especially for detached homes and townhomes. Some relief is coming to buyers still searching for a home, although it will come at the cost of seeing fewer homes hit the market.

The data below is based on homes sold in Arlington VA that went under contract in 2023-2025, but the seasonal trends apply across most Northern VA markets.

Second Half Market is Slower, Less Competitive

When you buy a home affects the way you experience the housing market. Buyers who are active in the first half of the year experience a constant flow of new listings, homes going under contract quickly, frequent competition, and rising prices. Buyers who are active in the second half of the year see fewer listings, homes take longer to sell, less competition, and more stable prices.

  • Slower market: Homes sell about 30% slower in the second half of the year
  • More negotiations: Buyers negotiate ~2% more off the original asking price in the second half of the year
  • Harder to find what you want: 25-30% fewer homes come to market during the second half of the year
  • Prices stabilize: Prices tend to appreciate during the first half of the year and stabilize in the second half of the year
  • Caution on misreading the data: The 3% and 7% drop in average sold price in the second half of 2024 and 2025 does not necessarily mean home values were 3% and 7% lower during that time, the drop is more correlated to less expensive homes being listed for sale in the second half of the year than the first half

Around Town

(Updated at 2:25 p.m.) A new pizza place, Pizzetta, is set to open on Pentagon Row sometime within the next month.

The restaurant is planned to open at 1201 S. Joyce Street next to the Smallcakes Cupcakery and a man who identified himself as a co-owner said he hoped to have the location open by the end of the month.

Development may be surging around the Ball Family Burial Grounds on N. Kirkwood Street, but the fate of the historic site remains uncertain.

The gravesite of the family who is the namesake for Ballston is located in the middle of Virginia Square’s newest development hub, which includes plans to rebuild the YMCA and repurpose American Legion Post 139 as mixed residential buildings.

The former Long and Foster offices in Fairlington may become a preschool.

The real estate company vacated the building at 4800 31st Street S. last year. Now, the Fairlington Villages condo association says the building’s owner has interest from a preschool operator to move in.


Events

The annual Columbia Pike Blues Festival returns tomorrow (Saturday) with live music and several road closures.

The festival will run from 1-8:30 p.m. at the intersection of Columbia Pike and S. Walter Reed Drive. This year’s music lineup includes soul and blues artists Sugary Rayford, Thornetta Davis, Hardway Connection, Lauren Calve Band, and Funky Miracle.
