Changes to Crystal City Development — “JBG Smith Properties is shrinking plans for a pair of residential towers at 2000 and 2001 South Bell Street in Crystal City in a bid to get them approved after Arlington County planners raised concerns about its height. The developer filed revised plans for the Amazon-adjacent development earlier in July, lopping off several stories of each proposed tower to appease Arlington officials.” [Washington Business Journal]

Question: How does home value appreciation vary in Arlington by property type?

Answer: The Arlington VA housing market has appreciated by an average price of 49% and a median price of 39% over a ten-year period, but that appreciation is not evenly distributed across all property types.

Detached Homes Appreciate Over 60%

Those who spend the most on a home benefit from the highest appreciation rates, with detached home appreciation of 60%+ over the course of a decade, and new detached homes appreciating the most of any property type, at 65%.

Condos Appreciate 1-2% Annually

The worst performing category over ten years in Arlington is the one-bedroom condo, with appreciation close to 1% annually and just 15% over ten years. Two-bedroom condos perform moderately better, with an average annual appreciation closer to 2% at 28% over ten years.

Townhouses are the Goldilocks Property Type

More expensive than condos and less expensive than detached homes, townhouse/semi-detached properties fall right in the middle of cost and ten-year rate of appreciation, coming in at 40% over ten years. (more…)

When Air Force veteran Michael Emery went to pick up his dry cleaning from First Virginia Cleaners for the first time since the outset of the pandemic, he knew the economic fallout of the shutdown hit close to home.

The store at 2929 S. Glebe Road was dark, the air conditioning was off and owner Chantra Chet had tears in her eyes as she explained to him how poorly business was going. That’s when Emery, the longtime customer of Chet’s, knew he had to act.

Arlington Cellist Goes Viral on TikTok for Locally-Filmed Videos

Musician Andrew Savoia began posting TikToks under the username @savoiboi earlier this month. Each day, Savoia’s content continues to gain more traction. Arlingtonians may recognize several outdoor spaces around town as filming locations for the short-form music videos.

County Clarifies Graffiti Removal Policies

The June 19 incident — which started as a neighbor’s complaint to the county — garnered widespread outrage, prompted an apology, and led County Manager Mark Schwartz to reflect on the policies that led up to it.
