As all signs continue to suggest that Crystal City will soon become home to at least half of Amazon’s new headquarters, affordable housing advocates are increasingly concerned that Arlington won’t force the tech giant to take action to mitigate the new office’s impact on housing prices in the county.

The company’s abrupt decision to split its “HQ2” between Crystal City and New York City, as detailed in a flurry of national news reports, means that Arlington could see only half of the 50,000 new jobs Amazon promised along with the new headquarters. Nevertheless, fears linger that the arrival of even a portion of those workers would further squeeze the county’s already tight housing market.

That’s according to a new study of 100 of the nation’s largest cities and counties by the financial data research firm SmartAsset. The company ranked Arlington 17th among that group for places where renters have the financial wherewithal live alone, largely because of the robust median income level of the county’s workers.

SmartAsset found that full-time employees in Arlington have a median income of just over $90,000 a year, putting the county at the top of the list among the firm’s top 25 places where renters can afford to go solo.

Rent prices on more than 14,500 homes in Arlington have surged past rates deemed “market affordable” since 2000, according to a new report.

In an evaluation of affordable housing around the region, the Northern Virginia Housing Alliance found that the county has seen steep declines in the number of homes affordable for people making 60 percent of the area’s median income. In Arlington, federal officials set those levels at $49,260 a year for a one-person household and $70,320 for a four-person household.

The median 1 bedroom monthly rent in Arlington was $2,030, while the median 2 bedroom rent was $2,620, according to rental website Apartment List. That’s a 0.7 percent increase compared to March 2016 and the same year-over-year rate of increase as the District, where 2 bedroom rent was $3,050.

Other D.C. area jurisdictions were a mixed bag: a 0.6 percent rent decrease for Bethesda, a 2 percent rent increase for Alexandria and a 6.4 percent increase for Gaithersburg. Among D.C. neighborhoods, Foggy Bottom was the most expensive with median 2 bedroom rent at $4,620 and Petworth was the fastest growing with an 8.8 percent rent increase over last year.

Encouraging Residency for Top County Staff — Top Arlington County officials should be encouraged to live in Arlington, County Board members said over the weekend, but they stopped short of saying that it should be a requirement. Ovechkin’s Arlington house, at 4906 16th Street N, in the Waycroft-Woodlawn neighborhood, is currently listed on the rental market. The four-bedroom, four-and-a-half-bathroom single family detached house has been on the market for several weeks, according to Buck & Associates Realtor Billy Buck.

S.C. Man Arrested for Assaulting Ex-Girlfriend — A 24-year-old South Carolina man has been arrested by Arlington County police for an alleged extended, brutal assault on his ex-girlfriend. The assault took place in a car on Route 50 and again in the woman’s apartment in Courthouse, police say.  The man is charged with an array of crimes: abduction with intent to defile, felony strangulation, use of a firearm in commission of a felony, sexual battery, assault and battery, and unlawfully obstructing messages to law enforcement. Rent Holds Steady in Arlington — The average monthly rent for a house or apartment in Arlington was $2,497 in the third quarter of 2013, down slightly from $2,501 one year prior. Rent, meanwhile, increased in Alexandria, Falls Church and Fairfax County. [Sun Gazette]

Board Accepts Arlington Ridge Neighborhood Conservation Plan — At its meeting on Saturday (October 19), the County Board voted unanimously to accept the first revision in 40 years to the Arlington Ridge Neighborhood Conservation Plan. The plan outlines residents’ vision for the neighborhood and names improvements residents most desire. The plan includes more than 100 recommendations, including a neighborhood “zoning freeze” in light of the area’s 37.5 percent increase in population from 2000 to 2010. [Arlington County]

$1.5 Million Approved for Neighborhood Improvement Projects — The County Board approved $1.5 million in funding for three street improvement projects.  In the Leeway neighborhood, along 24th St N from N. Illinois Street to N. Kensington Street, $781,082 was approved for sidewalk, curb, and gutter street improvements. Nearly $160,000 was approved for the installation of LED street lights in Columbia Forest, on S. Edison Street from George Mason Drive to 11th Street South. And more than $521,000 will go to improvements in the Williamsburg neighborhood, on N. Sycamore Street from 26th Street North to Williamsburg Blvd, for traffic lane reduction, bike lanes, ADA compliant ramps at intersections and landscaped medians. [Arlington County]

The bad news: you’re right. The Washington, D.C. area has the second-highest rent of any large metropolitan area in the country, according to the 2010 U.S. Census.

At a median rent of $1,391 per month, the region’s rent is more expensive than San Francisco, New York and Los Angeles, and second only to San Jose. Adding to the misery, D.C.’s rent has been rising faster than any other large metro area, according to the Washington Examiner.
